Description

Property Description: Guide Price £325,000 to £350,000 - This historic, beautifully positioned village cottage was once part of the old poor house. However, the location is now considered one of the most charming and sought after lanes in the area. The property is in an elevated position away from main roads and has the advantage of a part walled garden (complete with stunning blue wisteria), driveway and off-road parking.

Along with many of the lovely properties on the south facing side of the valley the house is built into the hill. To maximise the outside space and the sunny aspect of the garden the bedrooms are on the ground floor with south facing windows and the reception rooms are on the first floor that then leads out onto the garden.

The heart of this home is the large living room with exposed beams, a fireplace (gas fire), wooden flooring and south facing double glazed windows. Off the living room is a good-sized kitchen with fitted units, a range cooker, a ceramic sink and a larder cupboard. To one end of the kitchen is breakfast bar for convenient dining.

Off the entrance hall is the study/second reception room that leads through to the light and bright conservatory which has a terracotta tile floor and overlooks the garden. This room is a generous size and has space for a dining table and seating area.

Downstairs there are two bedrooms (both with built in wardrobes), a study area and a bathroom with both a shower and a bath. The main bedroom is a good size double while the second bedroom, with its limestone lintel with engraving thought to be of Roman origin, could fit a small double or sofa bed.

Outside: There is a paved terrace ideal for garden furniture with steps behind that lead down to a much-coveted wine cellar and garden store. The garden is mostly walled with wooden gates that open out onto the lane. In the far corner of the garden is a fabulous studio/workspace that was previously a garage. This is ideal as a work from home space or workshop separate from the house and has both electricity and heating connected. There is also a garden shed, green house and raised vegetable beds.

There is space on the drive for private parking for up to 3 cars as well as parking in the layby outside the gates.

Location: Croscombe is a rural village in the heart of Somerset, located on the A371 to the east of Wells (4 miles) and the west of Shepton Mallet (2 miles) in the beautiful valley of the River Sheppey. Despite mention in the Domesday Book, Croscombe first emerged in the16th and17th centuries with a boom in the wool trade. It is home to an award-winning pub, The George, which doubles up as the local shop. St Marys church is a beautiful medieval church with a Jacobean interior. Croscombe has an active community and much to offer with classes from amateur dramatics to Tai Chi held in the village hall, as well as the Charter Market where villagers sell their local produce, a village orchestra, a village school, playground and sports field. There is excellent walking in the area as the village has many beautiful footpaths across the valley to enjoy. The picturesque city of Wells (3.2 miles) has a bustling High Street and provides a range of local amenities with four supermarkets (including Waitrose), a cinema, leisure centre, numerous coffee shops, pubs and restaurants to choose from, several dentists and doctors, some fabulous independent shops. # There are also famous historical landmarks such as the Cathedral and the Bishop Palace, as well as a twice weekly produce market. There are excellent state schools in the vicinity, including Croscombe C of E Primary School, The Blue School in Wells and Whitstone School in Shepton Mallet for Secondary, as well as independent schools including All Hallows Prep School, Downside, Millfield and Wells Cathedral School. Both Bath (21 miles) and Bristol (22 miles) are within commuting distance and there is a main line railway station with links to London in Castle Cary 8.8 miles away. Street and Glastonbury are 20 minutes away and Bristol airport is an easy 30-minute drive.
