Location

Cadeby is a charming viIlage located immediately to the South East of Market Bosworth. The village is one of the prettiest in the area and is largely made up of period cottages and houses. Market Bosworth is one of the most well regarded and exclusive towns in West Leicestershire. The town services a wide area and there is a traditional market every Wednesday as well as a Farmers Market on the fourth Sunday of every month. The town is home to one of the area’s leading private schools, The Dixie Grammar, there are also Primary and High Schools. Cadeby Hall

A fine period country house set in approximately 14 acres of parkland and grounds. Cadeby Hall is, without doubt, one of the most exceptional properties to come to the market locally in recent years. Historic Note

Cadeby Hall was built in the Tudor style, replacing the original Hall, which burnt down in the 1600s which in turn was built on the site of a Norman Keep. It is believed that the legendary highwayman Dick Turpin stayed at the hall, that the Duke of Norfolk camped in the area before the Battle of Bosworth and a particular interesting feature of the Hall is the secret cellar, part of which may have at one time been a priest hole.

The Hall

The Hall itself and East Wing provides over 11,000 sqft of accommodation. An entrance hall with flagstone floor leads to an impressive galleried inner hall, which rises through the full height of the house. A carved staircase leads to the galleried landing which runs around the perimeter of the space. There is a stone fireplace with wood burning stove with doors leading off to the reception rooms.

The Living Kitchen

The open-plan living kitchen is 30' long and zoned into kitchen, dining and sitting areas. The kitchen area is fitted with a bespoke range of hand painted cabinets arranged around the four oven Aga. The comprehensive range of appliances includes a Siemens five ring induction hob, a fridge/freezer, a Neff bean to cup coffee machine, wine fridge, microwave and steamer oven. There is a dining area and a sitting area boasting a large open fireplace.

Reception Rooms

The reception rooms include an elegant formal drawing room with bays at either end, a study with an extensive range of fitted furniture and Victorian fireplace with Flemish tiled inset together with the Library. The Bedrooms

On the first floor of the main house, there are five bedrooms. There are four further bedrooms and four en-suites all overlooking parkland or the gardens. There is potential for a further two bedrooms in the main house by reconfiguring what is now designed as staff quarters and currently used as a lounge and breakfast kitchen.

Spa & Entertainment Complex

The spa and entertainment complex was completely refurbished & extended in 2020 and now provides a stunning, contemporary bar area and adjoining orangery. Opening off the bar area there is a sauna and changing room. The Pool Room has a vaulted ceiling and 30' heated swimming pool. A further vestibule leads to the billiard room, gym and one of the home offices.

The Flat

On the first floor, above the billiard room, there is a self contained flat comprising a kitchen/breakfast room, sitting room, study, double bedroom, single bedroom and two en-suites.

The Cellars

There is a good-sized wine cellar with a seating area, and the secret cellar, part of which is believed to have once had a tunnel to the local church for the priest. In addition, there is also a secret cellar, accessed via a trap door in the main house. Steps lead down to a large cellar area which was allegedly both a Priest Hole and a hiding place for the Highwayman Dick Turpin. The bottom step to the cellar is mentioned in the Domesday Book.

The Garden and Grounds

Cadeby Hall can be accessed via either the main gates on Ashby Road or the rear gates onto Main Street. The Hall is approached along a gravelled avenue running past a duck pond and through parkland to a parking area. There are lawns with some fine specimen trees sweeping down to the lake. The formal gardens lie to the West and South of the main house. There are a number of terraces adjoining the pool area with pretty flower and herbaceous borders. Behind the hedge, is a secondary garden where the Victorian greenhouses were originally sited. The Orangery is an excellent further entertaining space for the summer months, great for hosting parties, and to the side of the Orangery is a secret garden and floodlit tennis court.

Outbuildings

There is an extensive range of outbuildings to the East of the house. The party barn has a vaulted ceiling, a large open log fire, electric heating, a large preparation area with a working kitchen, fridge, cooker, cupboards and a separate WC. Outside there is a courtyard providing parking space for at least 15 cars. There is garaging providing secure and alarmed parking for 4 cars, plus other incidentals (bicycles, mowers etc) and a stable yard with seven loose boxes and tack room. There is a substantial wood store used for the Hall’s wood burning stoves, and on the southern boundary of the property, a Dutch Barn providing additional fodder storage for the stable yard.
