Description

Situated with the Royal borough of Greenwich, Dexters are delighted to introduce the former site of the Slazenger's tennis ball production factory. Located in Woolwich SE18, this Edwardian building has the potential to extend and convert creating luxury industrial style apartments, subject to securing the necessary planning consents.

Occupying a plot of circa 3,608 sqft (335.2sqm) the property was originally built in the 1856-7 by Charles Malings the British and Oriental Racquet Manufacturer creating what were 'warranted as the best racquets to stand Indian climate' and lawn tennis balls.
Slazenger and Son took over the factory in 1896 manufacturing their famous tennis balls which were exclusively used at the Wimbledon Tennis Championships from 1902.
Slazenger vacated the building in the 1940's and the building was renamed 'Textile House' manufacturing shoulder pads. Other uses ensued from the 1960's into the 1980's when the Edwardian block was converted to offices as the Woodrow Business Centre and finally converted into a single-family home in circa 1998.

The building is listed under the Royal Greenwich Local Heritage List and is located within the Woolwich Common conservation area.

The adjoining property namely, 65 Woodrow, was purchased by London Green in 2016 and has been extended and converted creating 23nos. luxury flats.

Planning permission was granted by the Royal borough of Greenwich as detailed within Planning Application 98/11415/F on the 15th of September 1998 for the change of use from commercial (office/storage B1) to residential (single family dwelling C3).

Planning permission was granted by the Royal borough of Greenwich as detailed within Planning Application 82/0894 on the 1st of March 1983 for alterations to the front elevation and provision of vehicular access.

Located within 30 metres of the historic Repository Woods, established as a military training landscape and pleasure grounds in the early years of the 19th century, the park features approximately 7ha of deciduous woodland and is home to the Kings Troop Royal Horse Artillery.
Woolwich Dockyard railway station is within 600 metres providing direct trains to London Charing Cross. Woolwich railway station on the Elizabeth Line is within 1.4 Kilometres built, as part of the Crossrail project providing a high-speed travel into central London including London Paddington and Whitechapel as well as Reading and Heathrow Airport.
Woolwich town centre with its plethora of shops, restaurants and bars is within 1.4 Kilometres.

The sale is for the unencumbered freehold.
