Freehold

Description

A rare opportunity to acquire a beautifully cared for thatched cottage, dating back in parts to the 1620s with the property being extended in the early 1900s. The character features of this property are numerous and include beams and wooden features originally from ships at nearby Bucklers Hard. This stunning house is set in gardens and grounds of 0.7 acre surrounded by fields and farmland vistas in this peaceful New Forest hamlet.

Entering through the original oak front door, leads you into the entrance hall with quarry tiled floor, where stairs rise to the first floor and there is a cloakroom with WC. From here a door opens to living room which is a beautiful, light filled, double height room in the original cob part of the cottage, featuring original beams, a high level window, a large open fireplace and French doors onto the garden. Following on is the bespoke, oak framed conservatory, easily blending with the older parts of the cottage, with views over the garden and French doors to outside. The dining room is a lovely, double aspect room which could also be used as a further bedroom. The kitchen/breakfast room has a lovely open aspect over farmland, fitted with a comprehensive range of cabinets with space for appliances and includes an electric and propane range cooker. There is ample space for a table, a brick fireplace with a propane gas stove and a larder cupboard with marble cold shelf. From here a doorway leads into the study/bedroom four, featuring old ship's beams from Bucklers Hard, with windows to three aspects and a built in gun cabinet. The utility room is fitted with a further range of kitchen cabinets, space for appliances, a built in store cupboard and a water softener, with a door to outside and a door to a further WC.

Ascending the stairs there are three large double bedrooms each providing beautiful views over the surrounding fields. Bedroom one has built in wardrobes and an en suite shower room. Bedrooms two has built in wardrobes and, along with bedroom three, is served by a bathroom with jacuzzi bath and a separate WC.

Outside:

Access over a cattle grid and separate gated vehicle access opens to the extensive driveway parking area. The detached double garage has an electric door and is fitted with a heavy duty power supply.

To one side of the driveway there is an area of garden with a greenhouse, a garden machinery shed and a wood store.

The beautiful gardens and grounds extend to either side of the cottage and beyond, with the main area of garden comprising an extensive lawn with trees, bounded by hedging which could be separated into a small paddock. There is a gate at the very end of the garden providing additional vehicular access which would enable the storage of a boat or caravan etc. There are two working wells within the garden one with an electric pump, private drainage and oil fired heating. The thatch and part of the tiled roof was replaced
three years ago.

Surrounded by open forest, yet only a mile to the Solent Shoreline, the hamlet of East End encapsulates the serenity of the New Forest. The rural beauty of this part of the forest is quite stunning, offering peace and relaxation throughout the year - even in the height of summer. There are endless walks and tracks for cycling through the woods, past ponds and streams frequented by free roaming ponies, donkeys, cattle and the odd pig or two. The nearby coast at Tanner's Lane is within easy walking distance, a fabulous place to spend some time and offers glorious views to the Isle of Wight.

The closest shop is in the next village – East Boldre. For more shops and supermarkets, the pretty Georgian marine town of Lymington is just 4 miles away. You won’t have to get in the car for a wonderful meal though, The East End Arms owned by John Illsley of the Dire Straits is a short walk away. It’s a friendly pub with superb food and drinks.
