From the market town of Modbury:
proceed along the A379 towards Yealmpton.
At the roundabout take the first exit signposted to Plymouth/Yealmpton and continue on the A379 for approximately 2 miles and take the turning right just beyond Waye Farm. At the T-junction turn right and proceed down this road where Lankwells is signposted on the right hand side. At the signpost turn right and proceed down this road for about 100 yards where Lankwells can be found, second property on the left hand side.
