** This home has PLANNING PERMISSION to turn one of the outbuildings into a HANDY SELF-CONTAINED ANNEX - so if you have young adults not ready to leave home or an elderly relative still wanting their independence, then this is one way to keep an eye on them without being in their face **

Nestled into open countryside with far reaching views and down a quiet and exclusive country lane sits a diamond in the rough......I mean, if you went digging in a mountain and found a Gem 'like this', you'd be counting the cash in the bank before you'd even got it home and cleaned it up....and this home is just that Gem.......when it's gone, you won't be buying it this cheaply again!

This is one home that, with a little bit of thought and some money spending on it, could become something spectacular.....Don't get me wrong, it's pretty special as it is, but the present owners agree with me that if they weren't relocating, they'd be here forever.....and when you see it, you'll agree too.

Found just past Padeswood Golf Glub along Padeswood Lake Road, sits Ballintrea, a large detached versatile family home that forms one of very few homes, along this very nice road.

A set of large sold wrought iron gates open onto a very broad driveway, where there is enough parking for a football team.....and if you require more space, a large area of grass sits parallel to it, just waiting to be converted.

The garden flows all around the house, a large patio area sits at the rear which backs onto open farmland. So, if you've got young children and they are a fan of Tractor Ted, this home is going to be a number one hit for them.....it's a perfect setting for a growing family.

There is an open garage / wood store with outbuildings next to it, which currently has planning permission to convert into a self-contained annex. It is currently being used as a double garage / workshop and carport presently. So if you were thinking of starting an Airbnb for some extra cash, then this, with the right planning permission, could be a nice little earner for you.

If you have an elderly relative or teenager / young adult who's wanting to fly the nest but doesn't have enough cash for a deposit, then they have their own self contained annex just ready and waiting to be converted - it's a much cheaper option then a large deposit, and you can still keep an eye on them + you can charge them rent.

Now to the main house.

Stepping through the front door into the entrance porch, it will become apparent that this isn't the main door that you'd use every day, but for today, we'll call it the main entrance!

Windows provide ample light and offer you last chances to see the views as you take your shoes and coat off, before you step through another door into the main house.

A staircase rises in front of you to the first floor, obviously, with doors opening immediately to the left and right of you. Let's start by turning right and we enter into the first room.

Now this is where the versatility of this home comes into play. It is currently being used as bedroom five, and a very generously sized bedroom at that. But, you could find a multitude of uses for this space, an office, games room, even lounge two, especially as it has another Log Burner, to help provide many a happy cosy night in. With a large window at the front to keep it nice and bright, it also offers views across the generous front garden.

Stepping back into the entrance hall and through the opposite door, we walk into the dining room.
If you like having friends and family around for gatherings then you're going to love this room. The high ceiling and generously sized room means that entertaining in here will be a real treat for your guests. With a fireplace that looks as if it's been ripped out of a Renaissance Chateau** of which the beauty of it is, the fire is electric!! So, the only thing you'll be cleaning up in here will be the plates when your guests have gone!

**Please note that no Renaissance Chateaus were harmed in the making of this home

From the dining room, a door opens up to reveal another room, I'm going to call this, the sitting room.

Located between the dining room and kitchen, this space again has multiple uses. It could be turned into the dining room and then the dining room we've just been in, could become a sitting room, or playroom or whatever you feel you want to use it. What I can tell you is, it's a decent sized room with double doors looking out over the fields beyond and with many windows. A quality wood effect floor makes for easy cleaning, whatever the use. A door to the rear of the room opens into the Sunroom / Conservatory.

Leaded windows, which if I'm totally honest have seen their day, still offer far reaching views over fields, with a large radiator to help keep it nice and toasty in the winter. Again, what you use this room for depends on you.....bedroom six, or if you rip the windows out and stick some Bi-Folds in it could be an amazing space to sit throughout the year while chilling with a glass of wine and reading your favourite book ....options is what this home provides, and provide it in spades!

Back through the sitting room we enter into the kitchen.

Finished off in a contemporary style with worksurfaces that cover four walls that provide plenty of space for conjuring up culinary masterpieces. Or they offer space for your many 21st Century gadgets that we've becomes so used to today. There's a void for a dishwasher and space for a massive American Style Fridge / Freezer.

I think it's missing an Island in the kitchen, you know a place where guests can sit on barstools and relax while you slave away. Or it's a place where the kids can rest their iPads** while you pour their milk for them......yes we really do everything for them now-a-days, and he's 26 and not left home yet....surely he can pour his own MILK!! But remember, an Island is missing, in which to pour it in style. A large window means that washing up will give you something to look at, probably a tractor in a field, to keep your mind occupied.

** Other makes are available

A uPVC door opens up into a very large hallway, so large that again, you could use it for many more things other than just a hallway. At one end you can easily accommodate a large U-shaped sofa or comfy arm chairs and table. At the other end is an entrance which leads you through to the handy utility room.

As utility rooms go, this is a large one. It comes with a worksurface and tiled splash-back, cupboards underneath and a void with plumbing for a washing machine / tumble dryer. A window keeps it nice and light and a doorway opens into the cloakroom.

Tiled from floor to ceiling, it comes with a contemporary toilet and vanity sink unit, there's even a shower in here for when you've been gardening or the kids have been playing in the fields and are covered in mud. It's ideal because then you don't need to walk upstairs to clean off, it's all here on the ground floor. A frosted window keeps it light and prevents prying eyes from wondering in.

Up the stairs and to the first floor now. At the head of the landing is a window letting plenty of light in. The first door on the right is bedroom three.

This is a very large bedroom, much larger than most in houses built today and it offers ample space for a large king-size bed and many free standing pieces of furniture, without it having any impact.

Opposite bedroom three is bedroom two. Now this is a massive room for one lucky member of the family or even guest that comes to stay. Larger than most peoples first floors in their modern boxy new builds, this is a room that just keeps on giving. You could probably fit two king sized beds in here and still have room to party....I think you get the point, it's large.

Stepping out the last bedroom and turning left we come to the family bathroom.

With a P-Shaped bath and rainforest shower attachment above, it's a room you'll enjoy until you're clean. The rest of the usual suspects are in here, the obligatory toilet, a handy vanity sink unit, a radiator to keep you and your towels toasty and then there's easy to clean walls and floor. Another frosted window lets you be you in here and stops anyone one else from seeing all of you.

Along the next corridor we come to the smallest of rooms in the house. This is bedroom four or if you really wanted to spend some more cash, would make an excellent En-Suite bathroom to the main.

This is currently being used as a dressing room, why a dressing room I can't tell you because once you see the size of the main bedroom, it will become apparent. This handy room can be used as bedroom four, a dressing room, office, wardrobe or En-suite as I mentioned, choice is yours as always!

Finally we come to the main bedroom. With dual aspect windows offering far reaching views from both sides, there is space in here to put what you like and do as you please. It's a super large, bright room just waiting to be bedazzled....as is the rest of this impressive home.

Remember, you are buying the four walls and the location. We know that this house needs some money being spent on it, but you can live in it as it as as it's a perfectly great home as it is, but you need to see the potential that is here to turn it into some amazing. You need a little imagination, a good architect, and some spare cash....but when you've finished, it will be an incrediable home for the long term future and what will it be worth then......especially when you come to sell it in 20 - 30 years once you're finished......this time in 30 years Rodney, we'll be millionaires!

All in all how often do homes 'like this' come to the open market, and at a price 'like this'. With so much potential to turn it into something spectacular, this is one home you won't want to miss out on.....if you have the money and the imagination, then get in touch, you'll kick yourself in years to come if you don't.
