Description

A rare opportunity to acquire a notable period property, set within the picturesque country estate of Killiow House.

Description

Horseshoes is one of six, residential properties developed in the former coach house and stables. The symmetrical, fine Ashlar, granite and rubble stone building frames a central courtyard, accessed under a bellcote with clock that can be seen across the estate.

The two storey property of Horseshoes occupies the central section of the eastern wing, which was developed in 1988 as a family home, set off a formally landscaped courtyard with cloistered paths to the front door and a private garden to the rear.

Many of the original architectural features survive including the mounting block, cobbled paths and the wide, arched carriage entrances.

The property is entered from the central courtyard through a solid wood door into an entrance hall.

From the entrance hall to the right, a pair of glass doors opens into the main living room which has a grand feel, with a high ceiling and large windows in both its west and east elevations. French doors open onto the garden and the room is warmed by electric under floor heating, wall panels and a feature electric fire.

To the left of the entrance hall is the kitchen / dining area. The kitchen is fitted out with the original high-quality Out of Wood fitted Maple wood kitchen which includes plenty of storage units, grey work tops and tile splash backs. There is a range of integrated appliances including a NEFF fan oven; an electric hob, under counter fridge and freezer units, a washer/drier and a one and a half bowl grey resin sink. There is room for a large dining table and the garden can be accessed directly through timber French doors which open onto the flagstone terrace, the perfect place for al fresco dining.

Off the entrance hall there is also an under stairs cloakroom with a pedestal sink and WC., a coat and boot cupboard that houses the fuse boards and over the front door are some useful storage cupboards. A turning staircase with mahogany handrails and spindles ascends to the first floor landing.

Ahead of you is the family bathroom including a bath with shower head fitting and folding glass screen, a WC, bidet and a pedestal sink. A small square window illuminates the room.

To the right of the landing and this bathroom is a well-proportioned double bedroom with a grand timber sash window overlooking the rear garden. There is plenty of space for wardrobe and drawer storage.

The main double bedroom lies on the south side of the property and has a dual aspect window arrangement with one large, south facing sash window, flooding the room with light. A second feature lunette window creates a beautiful room feature overlooking the rear garden. There are fitted wardrobes, bed side tables and dressing table units, designed in a classical style to reflect the property and an en suite bathroom has a corner shower, pedestal sink and WC.

There is access to a loft space from the landing ceiling and there is a large boiler and linen cupboard.

The property has been maintained to a good decorative standard inside and out and it is a rare opportunity to own part of a desirable country estate retreat with a wealth of history.

Exterior, gardens and garage

Horseshoes is accessed via a grand, bitumen topped entrance drive, to a hedge enclosed gravel parking court where there are two dedicated parking spaces per property. A ramped flagstone path leads up to the front property entrance and a secondary path leads up to the end of the property’s back garden.

The coach house and stables have an internal, cloistered courtyard with cobbled paths, symmetrical lawns with a framing of evergreen shrubs and low hedging.

The rear, rectangular garden is laid to lawn enclosed by clipped, tall Griselinia hedges. At the end of the garden is a useful shed and a newly planted shrub border.

The Carriage House’ communal spaces are all maintained to a consistently high standard under the supervision of the jointly owned property management company.

Location

Horseshoes is part of a striking, Grade II * Listed property lying at the heart of the Killiow country estate, approximately one and a half miles south of Truro city. There are records of settlers on this estate dating back to Bronze Age times and while the core of Killiow House is thought to be medieval, it was significantly remodelled in the 18th and 19th centuries, possibly by Paxton, to include the development of the associated, magnificent stables and coach house.

The Killiow estate was the Cornwall home of many notable families including the High Sheriff of Cornwall, the Gwatkin family with family ties to Joshua Reynolds, as well as the Haweis, Daubuz, Coode and Penrose families. Horseshoes occupies part of the eastern wing of the Mews buildings, some 20m north of the main country house.

The property occupies one of the most coveted locations in Cornwall with its picturesque landscapes, rolling pasture, arable fields and woodland groves, braided by streams, ornamental ponds and ancient hedgerows. Remote, private and peaceful, while only being a short drive away from the bustle of Truro City and Falmouth’s internationally famous harbour town, Horseshoe’s location is ideal for peaceful living within easy reach of a diverse range of facilities.

Some of the area’s best river walks, watersports facilities and pleasure gardens along the rivers and creeks are only a ten-minutes’ drive away to the east and south of the property.

The historic port city of Truro is about a mile and a half north with a good selection of shops, restaurants, medical facilities, seasonal cultural events and schooling as well as a mainline railway station offering direct services to London Paddington and Glasgow. Cornwall Airport at Newquay is approximately 22 miles away and has daily return flights to London as well as other domestic and international destinations.

Square Footage: 1,076 sq ft
Leasehold with approximately 963 years remaining.

Directions

Follow the satellite navigation to All Hallows Church which will take you towards the eastern entrance of the Killiow estate. The north, south and western entrances are not accessible.
From Truro, when joining the A39 at the double mini roundabouts, follow the A39 south and after one mile, on a sharp right hand bend, turn right at the lodge to the Killiow Estate. Stay on the lane and after a quarter of a mile, cross a ford and ascend up the hill where you will find All Hallows Church on your left. Continue past this and just after the village hall there is a turning left, signposted to Killiow. Follow the long drive through the parkland and pass the timber lodges on your right. Take the right hand fork in the drive and you will see the clock tower of the coach house to your right. Turn right into the gravel car park and continue by foot into the front entrance under the clock tower. Horseshoes is on your right to the end of the cloistered path.
