Step Inside

The impressive, covered entrance opens into the large entrance hallway, from here you start to understand that this is a much larger property than it would first appear. There is gentle, wide staircase to the first floor, a cloakroom, and plenty of space for coats/boots etc. The hallway leads past one of the double bedrooms (which enjoys access out onto the terrace) and on to the living room. This is certainly an impressive room with high vaulted ceiling, and substantial stone fireplace. There is also a door leading to the outside.  There is an opening through to the dining room which has a window to the side enjoying similar views to those in the kitchen, and three rooflight windows. The room also has a glazed wall which looks over the living room.

To the other end of the landing there are three large double bedrooms, the main room having a staircase leading down to a very large bathroom and dressing room.

Step Outside

Those that love the great outdoors will be in their element here. With 8.30 acres of garden, woodland and paddock there is a bit of everything here to enjoy. You can even enjoy a walk through the land ending up at the community orchard which is in the village. 

The property also benefits from two driveways, a garage, and an old stable currently used for storage.

Location

Taking a walk from the house, you can be in the village centre in around 10 minutes, with the pub, church, community shop/post office and tea rooms, as well as the community orchard. Walk down along the leat and you’ll find yourself at the cricket pitch.

There are lots of possibilities from here, if you enjoy walking, then continuing along the leat will lead you to Wrayland, a collection of beautiful historic thatched properties. On from here, there are plenty of walks into Lustleigh Cleave and along the river, past the well-known Hisley bridge, right up to Foxworthy and Manaton. Being within the National Park there is stunning scenery wherever you go- If you enjoy the great outdoors, you really are spoilt for choice!

Whilst it is lovely to have the feeling of being in a rural village, the location is far from remote. Exeter is only around 20 miles away and you can be on the M5 in less than 30 minutes.

Most of the major supermarkets deliver to Lustleigh, or if you prefer, there are a number of supermarkets in Newton Abbot, which is around a 20-minute drive. Newton Abbot is the closest large market town, where there is also a mainline railway station with services to London Paddington taking as little as 2.5 hours.
