Description

A beautiful one-bedroom conversion flat on one of Crystal Palace’s most desirable and central roads, positioned opposite the park it is also moments from the station and only a short stroll to the Triangle. Offered to the market chain-free, with a share of freehold and presented in fantastic condition.

This picture-perfect flat ticks so many boxes, it’s got an enviable location, the coveted share of freehold, that pretty bay window, the ceiling height, the attractive Victorian Façade, the stunning finish, a shared garden, really everything a dream first-time purchase would have. It's a safe investment, and the icing on the cake is; that it's completely chain-free!

Internally, the space is really well distributed, with the showpiece being the west-facing living room, it gets the late afternoon and evening sun, has fantastic ceiling height, an attractive bay window, period-style cornicing and that attractive cherry hardwood flooring that runs through the reception and into the kitchen. This room provides plentiful space for a large sofa (that dream L shape will fit!) and space for a defined dining area, you can even throw in a desk without it feeling too busy.

The semi-open plan kitchen arrangement works well when entertaining, you’ll be able to keep up with the conversation with your guests, but after dinner, if you haven’t the energy to fill the dishwasher straight away, you’ll get away with it as it’s semi-open plan after all and the sink is out of sight! The kitchen is arranged in a horseshoe shape which is really useful as it provides plentiful worktop space and puts you in the centre of it, keeping everything close to hand. There’s a slight skandi vibe to the kitchen that isn’t just pretty, it's very practical too, there’s loads of storage and the all-important gas hob!!

The bedroom is at the rear, it shares the same ceiling height as the rest of the flat and has a pretty sash window with a view over the garden, it has an eastern aspect so light floods into the room in the morning and the window frames spectacular sunrises for you first thing. There’s space for the chunkiest bed you could hope for, and storage is provided by a large built-in wardrobe, in addition to this there is space for free-standing drawers or a dresser, we’d say there’s enough storage for a fairly addicted fashionista or the average couple.

The bathroom is utterly gorgeous, with a black shower contrasting nicely against the herringbone-arranged tiles sitting atop a fitted bath which has offset taps. You’d be completely forgiven for thinking you were in a boutique hotel such is the quality and design of this beautiful space. There’s a respectable nod to the heritage of the building with the floor tiles and there’s the all-important window for ventilation, which we find so few buyers want to compromise on.

Location-wise, No. 1 Cintra Park is 0.2 mi to Crystal Palace Station entrance, or approx. 320 metres! The Station entrance also gives access to the Park, but there is a closer entrance to the park literally across the road, which is a mere 45 yards away. One of London’s grand parks it was once home to the infamous Crystal Palace until 1936, which was an international attraction seen from many points throughout London, a display of Victorian innovation; it was designed to impress, educate, entertain and inspire. Now home to the National Sports Centre, with its Olympic-sized pools and diving boards (home to one of only two 10m diving boards in London) our infamous Dinosaurs and many musical, art & cultural events throughout the year, the park is very much the heart of Palace. Notably, local residents get discounted tickets for music events at the park, and the genres range to suit all tastes, there’s generally something for everyone throughout the summer.

Our revered Triangle is only 0.2mi away, or a brief 5 min walk uphill, where you are spoilt for choice with restaurants, pubs, brilliant eateries, an Everyman Cinema, yoga schools, coffee shops, art galleries and the list goes on! There is also a Sainsbury’s supermarket and the wonderful Crystal Palace Food Market on Haynes Lane which operates every Saturday offering the best from small sustainable farmers and local food producers, it’s well worth the short walk, but maybe take a small amount of cash and leave your debit card at home, there’s too many temptations!

Crystal Palace Station gives a direct link to Victoria & London Bridge, but also has the benefit of the East London line which passes through the city and into Shoreditch as well as Highbury & Islington.

·      The flat has a share of freehold with a remaining lease of 177 years. There was 199 years from 24/06/2002.

·      The service charge is determined by the co-freeholders (which the owner is one of) and is £130 a month, and of course, there is no ground rent as it’s a share of freehold.

·      The local council is Bromley, and the flat has a council tax band B, which is £1543.76 PA (don’t forget single occupants get a 25% discount).
