Description

A wonderful opportunity to purchase a pretty barn conversion in a quiet rural setting on the fringes of 'Britain's smallest town' Llanwrtyd Wells, in a courtyard of just three properties and the views in particular from here are outstanding.

Approached from the courtyard, the property is accessed through the front door which leads into a small entrance hall, and opens up into the 4.81 x 3.31m modern farmhouse style kitchen with breakfast bar opening up into the 4.84 x 3.49m dining area. From here there is a door into the luxury shower room. The main reception room is accessed from the kitchen and measures 4.97 x 4.72m with floor to ceiling windows to the front, and external access into the courtyard. The reception room leads on to the conservatory overlooking the rear gardens and measuring 4.20 x 1.80m. A useful utility room and storage area is accessed from here.

On the first floor, there are three bedrooms, two of which are doubles, with the master enjoying fitted wardrobes and drawers, and a further luxury family bathroom.

Externally are the large private rear gardens, which are laid mainly to lawn with well-stocked hedged, floral and shrub borders and are split equally into two portions, a plum slate pathway leads down to the bottom of the garden, which enjoys a lovely relaxing space, with a large entertainment area, laid mainly to plum slate, housing a fantastic garden room which is perfect for a home bar, with electricity and hot tub area, and to the side is a lovely fire pit - the perfect place to enjoy a glass of wine as the sun goes down on the glorious surrounding countryside. Also installed in late 2023 is a modern detached office building, fully insulated with light and power laid on - the ideal space for working from home with an amazing outlook! The property also has the benefit of off-road parking to the side, and a garage within the courtyard.

Viewings are highly recommended to appreciate the location, gardens and character on offer.

Telephone & Broadband: Telephone- subject to BT transfer regulations. According to comparethemarket.com the property has a broadband speed of: 44.45 Mbps (average speed of Mbps).

Please note you should always confirm this by speaking to the specific provider you would like to use. This is for guidance only.

The property is positioned in a charming courtyard of three properties at the end of a no through road on the eastern fringes of Llanwrtyd Wells, which is one of the smallest towns in Mid-Wales, sitting astride the River Irfon. With a population of approximately 850, it famously claims to be the smallest town in Britain. The town is located on the A483 between Llandovery and Builth Wells near the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells, located at the heart of Powys, is just 13 miles away in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon – The upper section of the Wye Valley. Builth Wells is famously known for hosting the annual Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year.
