Webbers Fine and Country are delighted to bring to the market Barn Court. The barn was converted back in the late 1980s to an exceptional standard and is partly reversed and designed to make the best of the outstanding outlook over the grounds towards the Inny valley. This room is dual aspect and has the finest of the views. The lounge area is dominated by the log burning stove and rising flue. The room has exposed floorboards and is the perfect area for hosting parties. The luxury kitchen has solid granite working surfaces and wooden fronted base cupboards below. The cupboards have corner carousel storage and pull out stainless steel drawers. There are also wall cupboards with underlighting. Included in the sale are many appliances such as a Rangemaster dual fuel oven with five ring hob and Smeg extractor canopy above and a Smeg dishwasher. A centre console unit has further base cupboards, wine rack and an area for casual dining. The whole of this room has many lighting options.

A multi paned door leads through to my favourite room which is the octagonal formal dining room which was a former roundhouse. A haven for those who like to formally entertain, this multipurpose room has patio doors at either end providing access to the rear garden and patio. This former round house has vast amounts of character and has a large imposing beam which spans the length. There is a wood burning stove set on a slate hearth.

Barn Court has five bedrooms in total. The master bedroom suite is found on the first floor and has an extensive range of built in wardrobes and two windows increasing the natural light. For those who work from home then no doubt the fifth bedroom would be used as a capable home office, which it has been so for our client. A modern and neutral family bathroom/WC completes the first floor.

The remaining three bedrooms are found on the ground floor with bedrooms two and three having the benefit of built in wardrobes too. The luxurious wet/shower room has a shower area enclosed by curved glass and high powered mains fed shower unit. This room has a toilet and also a sink unit with a mirror and light over. A utility room houses the oil fired central heating boiler and provides an internal access to the large integral garage. There is also a separate ground floor WC.

Grounds
Barn Court is approached from the public highway via a short lane which provides access to the sweeping gravelled driveway which serves the residence. There is plenty of off road parking and space for turning. For those with interests in handy work or hobbies, a large purpose block built workshop was erected which has power and light and a concrete floor. The workshop has a garage door and could house up to three cars. It also has a side pedestrian door. The workshop could also be used as a games/hobbies room, or home office. The grounds are mainly found to the front of the property and consist of a large paddock area which has natural boundaries and is gently sloping boarded by some large deciduous trees. The grounds would be suitable for those wanting to keep a pony or for those looking to have poultry. The rear garden can be accessed from the side and consists of a patio area and has many raised beds well stocked with shrubs bushes and perennials. The property offers an excellent lifestyle opportunity and is well worthy of an internal viewing.

Location
Barn Court is found close to the heart of the hamlet of Trewen. The hamlet is served by the Parish church of St. Michael which is a lovely church with a Bellcote rather than a traditional tower. The church is an ancient granite building in the early perpendicular style and it was restored in 1863/1864. A few miles and a short drive away is the 18 hole golf course at Trethorne. Adjacent to the golf course is the leisure Farm which has many extensive facilities. For those wanting village life and an active community Altarnun can be found just over 3 miles away and is arguably one of the most attractive villages in north Cornwall. The village has the church of St. Nonna at the centre, which is known as the “Cathedral on the Moors”. The church tower is one of the tallest in the county and has the attractive watercourse of Penpont Water at its foot trickling by. Village facilities in Altarnun include a Post Office and general store, county primary school, Parish Church and at five lanes the King's Head public house has an excellent local reputation for bar food. The village hall has plenty of clubs and associations including an active indoor bowls club, local amateur dramatics, local history group as well as for the younger generation the village has a youth group and brownies. For those with outdoor interests, the rugged terrain of Bodmin Moor can be reached easily offering miles and miles of open terrain, a real haven for dog walkers, climbers, hikers and indeed horse riders.

The A30 dual carriageway which is positioned a few miles from the property runs to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. The A395 is within one mile from the property and is an important road connecting inland areas to the rugged north Cornish coast, which offers miles of cliff top walks and sandy beaches. Regarded as the 'Gateway to Cornwall' the market town of Launceston has a range of educational, recreational, commercial and leisure facilities, as well as a Norman castle and attractive town centre. For further communications the Cathedral City of Exeter is approximately 47 miles distance, or about an hour drive and has a more extensive range of shopping and leisure facilities, as well as access to the M5 motorway, mainland rail network to London (Paddington) and further north. Exeter is served by an excellent regional international airport. The continental ferry port and city of Plymouth is approximately 32 miles from the property and again offers extensive facilities as well as regular cross channel ferry services to France and Spain.
From Launceston Town Centre proceed along the A388 (Western Road). Upon reaching the roundabout at Pennygillam take the first exit heading Westbound along the A30 dual carriageway towards Bodmin. Exit after the second junction following the signs for Camelford and North Cornwall. Proceed along the A395 for a few miles passing through the village of Pipers Pool. Just after Pipers Pool take the next left hand turning signposted towards Trewen Church. Continue along this unclassified road until entering Trewen. Upon reaching the centre of Trewen take the private driveway to the left of the Church and bear left into the gravelled driveway for Barn Court.
