The farmhouse, accessible via a dirt road and then via an impressive stone staircase, consists of two units: a main flat on the ground and first floor and a flat in the basement. The total gross area is approximately 330 square metres, excluding the terraces. A small portico with a characteristic wood-burning oven leads to the main flat, which is on the ground floor and consists of a kitchen, a living room with a fireplace and a dining room, all in the typical rustic Umbrian style, as well as a bathroom and a storeroom. A terracotta staircase provides access to the first floor, where there are two bathrooms and three large bedrooms, from one of which it is possible to access the terrace below via a staircase. The guest flat is located on the basement floor. State of repair
Casale del Sentiero, completely renovated in 2000, with the roof with pantile roofing redone in 2010, with exposed stone externally, is in excellent condition. The architecture and furnishings are typical of Umbrian country houses. Internally, in the main flat, the floors are terracotta in the living area (excluding the kitchen which has tiles) and wood in the sleeping area, while the ceilings are wood. In the guest flat all the floors are terracotta and the ceilings are wooden. The bathrooms are all nicely renovated and some have freestanding tubs and retro style.

Utilities
All the utilities are present and functioning. Heating is by radiant panels with a methane boiler. The water supply is through a connection to the public aqueduct. Energy class G.

Use and Potential Uses
The property is immersed in nature, in a hilly and panoramic position but at the same time close to Spoleto, a city rich in monumental, architectural and natural beauty, which offers every type of service as well as the possibility of participating in important and prestigious cultural events. This makes it perfect both as a main residence and as a holiday home. Location
The Casale del Sentiero, immersed in olive groves and close to a hamlet, from its hilltop position overlooking the Umbrian countryside, is only 10 minutes from the centre of Spoleto, a renowned and touristy city of art. The property is also not far from other Umbrian villages and historic centres of outstanding beauty and fame: 20 km from Trevi, about 30 from Spello, 45 from Assisi, about 50 from Todi and about 60 from Perugia. Rome can also be easily reached, in about 1½ hours, either by car or by train.

Ownership details and eventual contractual obligations
The property is registered in the name of a natural person and the sale is subject to registration tax of 9% on the cadastral value of the property in the case of a second home and 2% in the case of a purchase with the first home concessions. Land will instead be taxed at 12% of the price declared in the deed.
