MATERIAL INFORMATION
TENURE
The property is Freehold.

SERVICES
The property has mains gas, electricity, water and drainage/sewerage, which were connected and working at the time of our inspection.

BROADBAND is available in this area / MOBILE SIGNAL & COVERAGE is available in this area.

FLOOD RISK – not known to be an issue / PLANNING PERMISSION – none in the immediate area.

MOVEMENT/INSURANCE CLAIM
The property experienced some movement on the front bay window only (in the last 18 months we believe), caused by softening of soils or washing away by water leaking from a Yorkshire Water owned underground drainage/water supply pipes. We understand the front bay window was built off separate foundations.

Yorkshire Water replaced the damaged pipe and the property was monitored to ensure the bay had stabilised.

After a period of monitoring it was determined there had been no further movement and repair work was undertaken and this consisted of repairing cracks both internally and externally.

The monitoring and repair work was carried out through an insurance claim made by our seller and the insurance company has now issued a Certificate of Structural Adequacy.
