The property lies along the River Cych, (which is the boundary between Pembrokeshire and Carmarthenshire) in the rural hamlet of of Cwmcych, some 2.75 miles from the village of Abercych, which is due North of the Subject land, has 2 public houses, hall and a HGV Sales/Repair Depot. Heading due South on the district road running up through the Cych Valley, takes you up through the rural community of Cilrhedyn - a collection of dwellings and farms, and eventually out to a district road, heading for the directions of Trelech/Carmarthen and Tegryn/Boncath. The market town of Newcastle Emlyn is some 4½ miles distant, and provides for a varied array of everyday retail, social, leisure and educational facilities.

Directions:
(a) Approaching from Newcastle Emlyn Town
Take the turning for Capel Iwan/Secondary School/Leisure Centre off the A484 road in the town, and go up the hill and do not turn off anywhere, and continue along the road, until you come down to the Cwm Cych junction. Bear left, and carry on up to a collection of dwellings, where you'll see a right hand turning over a narrow bridge signposted Tegryn/Llwyndrain. Go over the bridge, and the gateway to the land will be immediately on the right hand side, before you climb up the steep hill. Our 'For Sale' board will be erected on site.

(b) Approaching from Abercych village
Take the Cwmcych road alongside The Nag's Head Public House, and again carry on up through the valley until you come to the bridge turning noted in paragraph (a).

(c) Approaching from Cilrhedyn/Trelech
From the Carmarthen end of the valley, you'll take the turning off the Bryn Iwan - Trelech - Cilrhedyn roadway signposted for Cwm Cych/Cilrhedyn, and stay on that road until you come down to the bridge turning noted in the above paragraphs, and turn left across the bridge.

Description:
As previously noted, the parcel consists of a sloping wooded bank, which was last fully planted we're advised between 1972 and 1976, with Douglas Fir and Japanese Larch, intermixed with existing groups of mature Beech, Ash and Sycamore. Stands of Norway Spruce, Poplar and Ash had also been planted. The woodland had further been subject to a Better Woodlands Wales Scheme, which expired in March 2016. Since then, some felling works have been carried out, and some 8½ acres were replanted during 2018/2019 with a mixture of Oak, Wild Cherry, Common Alder, Rowan, Hazel and Birch. This area previously contained the main area of Larch.

The hardcore track, which has been laid with stone taken from the quarry area near to the roadside entrance, divides away the wooded area from the valley bottom land which is now down to scrub, but historically had been grazable pastures, and bounds with the river.

We note that there are some areas of Japanese Knotweed which have established along the River Bank, apparently could have spread from the land bounding with the road (separately owned by an unknown party, or been fly tipped over the years). No management plan is currently in place regarding the tackling of this weed.

Several timber electric posts do cross the land, an Annual Wayleave is paid.


Rights of Way: No public Rights of Way show up on the local Ordinance Survey Map, but we understand that the odd walker does traverse the land from time to time.

The property is sold with the benefit of all rights including rights of way, whether public or private, light support, drainage and water and electricity supplies and other rights, easements, quasi easements and restrictive covenants, all existing and proposed way leaves for masts, pylons, stays, cables, drain and water, gas and other pipes, whether referred to in these particulars or not.
