SITUATION AND AMENITIES: The sought after village of Letterfrack is situated approximately 15 kms N.E. of Clifden on the main N59 leading to Westport, one of the most popular tourist routes in the West of Ireland. Letterfrack is nestled at the foot of Diamond Hill, overlooking Barnaderg Bay and lies at the head of Ballinakill Harbour. The village is home to the Connemara National Park visitors centre and additionally the Furniture College which is an extension of GMIT, one of Ireland`s leading colleges in this field. There is a wide range of amenities in the village including, restaurants, shops and supermarkets, a library, post office, Garda station and butchers. There is a good bus service to Clifden and Galway on a daily basis.


THE LANDS: The lands in total extend to 2.771 acres with the main Letterfrack to Tully road splitting the lands. The lands to the north of the road (circa 1.38 acres) are wetter in condition and from a feasibility study have not been used to accommodate any dwellings. This is not to say that future development is not possible. The lands to the south of the road offer development potential with an existing dwelling located to the north of the lands The property is believed to be in excess of 100 years old, formerly a Quaker house, then used as a hotel and currently used as a private residence. The property appears to be a combination of stone and brick construction with a rendered exterior under a combination of slate, fiber slate on timber roofing and flat mineralised roof on timber roofing. The complete property provided circa 770 square meters of accommodation but currently there is only circa 100 square meters being used as habitable accommodation / safe to access. The rest of the property is in various states of disrepair and would require substantial renovation. It is equally envisaged that this building will be demolished and the site be redeveloped.

SEWERAGE: There is currently no mains sewerage to the property, but it is estimated that the mains sewer reaches within 200 meters of the existing building. Purchasers are to make their own enquiries in relation to this aspect.
