Description

Owners Comments:

We have lived in the Basin for nearly 18 years and have loved everything about it.

The nearby Blackwater Sailing Club is a fantastic facility it has everything you need whether a newbie sailor, keen cadet or adult and has easy access for all east coast and Essex sailors.

The Waterway runs through a largely unspoilt part of rural Essex and connects the county town of Chelmsford with the estuary of Heybridge Basin offering an array of tea rooms along with the most famous ' Tiptree Tearooms ' The Lock ' & ' The View '

For animal lovers like ourselves we are spoilt for choice with the fabulous walks on offer. There is also an array of birds, especially sea birds and migrating flocks, on a warm evening the sound of bird songs is immense as they flock to the lake just beyond the lock.

Living in Heybridge Basin there is a real sense of community, an annual Regatta draws in people from far afield with Boats Races, fun activities / barbecues / live music.

There is a very good primary school in Heybridge which has an Ofsted Report of 'Good' and a handy bus service to The Plume secondary school just a short walk away. The Plume is also rated 'Good' in all Ofsted categories.

This executive FIVE-bedroom house offers over 2300 sq ft of living accommodation and overlooks St Georges field.

The owners have lived here since 2005 when the property was first constructed and have invested heavily in transforming the property with a vast extension and creating living space above the garage, known as “The Beach House” which could easily be converted into a self-contained annexe, they have also created a stunning entertainment area linked to the kitchen. The garden wraps around the property, capturing the sun throughout the day. To the front of the property St Georges Close offers parking for many vehicles and a space for that all important Camper Van/Motorhome

The house is bright and airy thanks to its many windows, most of which have fitted shutters that shall remain. The ground floor commences with an inviting entrance hall with all rooms leading independently. All rooms are very versatile, as you will see from the floorplan this property flows brilliantly.

Downstairs has a formal lounge which is a great size, the dining room has wide-opening doors. There is also a cloakroom/WC and an ideal study. The kitchen/family room is jaw-dropping, extremely spacious, with plenty of windows and a roof window over the family area. In addition, there are bi-folding doors leading to the rear garden. To complete the ground floor, there is a handy utility room, an inner hall leading to the beach house and a further cloakroom/WC.

Upstairs features an impressive landing and excellent-sized bedrooms. Bedroom one is 18'9 x 12'6 and benefits from an en-suite, bedroom two also has an en-suite. Bedrooms three and four are comfortable double bedrooms. There is also a modern bathroom with an enclosed shower over the bath.

The property is located 8.3 miles from Witham train station and 6.8 miles from Hatfield Peverel train station, both offer services into London Liverpool Street.
