Forming part of a relatively new estate, 30 years is nothing, Briarwood Road in Ewloe is the perfect home in a fabulous location. Basically, you've got the A494 right on your doorstep that takes you to Deeside, Mold, Llandudno and Liverpool in no time, Broughton Shopping Retail Park is less than 10 mins away and Cheshire Oaks not much more.

As we pull up outside this house, you notice just how clean and tidy the surrounding area is, and you can tell that people take pride in living here and No.26 is no exception. There's parking for two cars directly in front of your house, possibly three if you change some things.

Stepping inside we walk straight into the entrance hallway which is kept nice and bright not only by the glass panels in the front door but also by a window on the right-hand side. Two doors open up into, the first being on the left, the converted garage.

This is an ideal room now because who seriously uses a garage to park a car in? It's a practical space for an office, a playroom for the kids (or adults), even a games room, or should the need arise bedroom four. If you stick a sofa bed in there it's a perfect room for visitors. A large window looks out over the front aspect and provides plenty of light.

Walking back into the entrance hall on the very stylish wood effect flooring that runs the whole length of the downstairs we come to the second door.

This opens into the spacious open-pan lounge and dining room. Now, before I carry on I'd like to point out that this home has been refurbished in many ways, and the doors are one of the recent refurbishments. I always say doors make a place and in here, you can tell they do. Ample room one end for one of these 21st century U-shaped sofa and at the other the dining area.

This part can easily house a large six seat table and chairs and still looked dwarfed, partly because the open-plan kitchen sits right next beside it. If you love to entertain friends and family then this house is geared just for that. While one of you slaves away in the kitchen preparing some masterpiece, your guests can sit at the table and watch in ore drinking, thanks to the handy wine cooler that sits built-in to the kitchen units at the entrance!! Double doors open into the rear private garden and provide ample light in here.

The kitchen is gorgeous, there are beautiful floor and wall mounted storage cupboards and built-in drawers, and tasteful contemporary tiles part cover the walls and provide cover for any spillages or splashes. A solid worksurface, dare I call it Quortz (to be confirmed), not only looks amazing but also provides three good areas to prepare food or places to sit the gadgets that we've become so used to today. A window looks out over the rear garden, so you can keep an eye on the little devils when they are outside playing.....yup I'm talking about your husband and his mates!!

Back to the lounge area where there's another door that opens to reveal a small inner hall, where there's another door (they must have spent a small fortune on putting these lovely doors in). This door opens up into:

The very useful cloakroom. In here you'll find the usual suspects, a toilet, and wash hand basin with a tiled splash-back. Once you've had a cloakroom you'll never be able to live without one.
Out of here and up the lovely turned staircase, we come to a landing that's kept bright courtesy of the frosted window. Not only does it let light in, but they keep prying eyes out. Lovely wooden doors open into all of the accommodation up here.

Furst we walk into the smallest bedroom, I say smallest, it's a pretty decent size for a third bedroom. Because of the turned staircase you get a more room in here as the stairs don't impose in here. A set of windows looks out over the front aspect.

The second bedroom is again a good size, you can easily fit a double bed in here and still plenty of space for freestanding furniture.

The main bedroom is a comfortable double with plenty of room for a massive bed, bedside tables, chest of drawers and there's even a large built in wardrobe with two glass sliding doors.

A door opens into the useful en-suite shower room. Here we have a shower cubicle that is fully tiled, a pedestal wash hand basin and of course the obligatory toilet. Part tiled walls and a handy shelf runs the length of two walls and a frosted window allows it to stay nice and bright in here.

Now, if we go outside into the rear garden, we have a patio directly outside the French doors that runs the full width of the house, ideal for when the party spills outside. This is a great place for a BBQ area or just a nice chill out area. At the far end of the garden is a posher raised area of patio flagstones, which currently houses a large set of outside garden furniture. A generous sized shed sits on one side which could be converted into a very fashionable bar, that is if you don't want to store garden furniture and equipment in there, and all of this is completely bordered by a high fence for privacy. The garden is not overlooked from the rear of the property as it doesn't back onto houses, which is unusual for a modern estate.

All in all this is the perfect home for a young family that loves to entertain where you are stepping up from the three bed semi which you started your home experience in. This comes with three bedrooms with the possibility of four, the main has an en-suite shower, there's a generous sized through lounge that leads into the dining area, where off that is the stylish open-plan kitchen. The garage was converted and can now either be a 4th bedroom or as so many of us work from home today, a very nice office. The garden is a decent size with two patio areas, a section of grass and a large shed. All of this is within a minutes drive of the A494 which takes you to all major motorway links.
