Outside Gardens

The whole nine acres or so were originally part of the grounds of Warren House, now a privately owned boutique hotel. The whole site encompassed Coombe Wood Nursery and what is now Warren Park and Paget Place. ICI who acquired Warren House as management training grounds in 1954, restored Warren House back to its glory. When they sold the northern grounds and the nine acres to Octagon in 1987, there was a condition that no building would obstruct the view south to the pond from Warren House, hence the iron railings. Octagon employed Pantiles Nurseries to restore the gardens and pump houses and built extra Japanese style bridges over the streams and waterfalls. The Cranes that were gifted to Edward VII were restored and sited back on the lower pond where the new pagoda is found. True Mother Nature where one can relax in total peace and tranquillity.

The grounds are approached via two sets of gates off Warren Road with different access points to what is referred to as East and West Lawns Mansion style blocks, which house 30 apartments and a final block, with Japanese architectural features, home to 7 apartments, although two were turned into a duplex.

There is ample visitor parking spaces, and the grounds are open to the public once a year with ticket sales.

The grounds are managed by a head janitor with two supporting members of his team, who collect one’s deliveries if not in, deal with your rubbish collection from your door on daily basis and offer a concierge service where demanded. LOCATION

Warren Road, a tree lined through road, lies equidistant between Kingston and Wimbledon town centres. Both have excellent shopping facilities, from department stores housing concessions found in famous West End Streets and specialised boutiques to a wide range of restaurants meeting the palates from across the world. The A3 trunk road offers fast access to central London and both Gatwick and Heathrow airports via the M25 motorway network. The immediate area offers a wide range of recreational facilities including five golf courses, tennis and squash clubs and many leisure centres. The 2,360 acres of Richmond Park, an area of outstanding beauty, are easily accessed from Ladderstile Gate (pedestrian/cycle entrance only), and provide a picturesque setting in which to picnic, go horse riding, jogging or just take a leisurely walk.

Theatres at Wimbledon and Richmond are also popular alternatives to the West End. There are numerous excellent local schools for all ages, private, state, some within walking distance, and a variety of international educational establishments connected by school bus pick up points around Coombe and Wimbledon.
