Description
THE PROPERTY
Tucked away down a pretty no through lane in a truly magical location on the edge of the picturesque village of West Milton, first glimpses of Leigh Gate Cottage are most impressive with its attractive facade constructed (in 2003) of local stone under a pitched tiled roof.
Stone steps lead down to the front of the property through a lovely and well-stocked front garden, and it is immediately difficult not to smile.
On first entering the property there is a real sense of charm and space with very well-presented and immanently flexible accommodation, yet totally untainted by inappropriate modernisation. There are many rooms in this lovely house worth a special mention including a fantastic sitting room, perfectly proportioned with a large brick fireplace and inset woodburning stove. There are double doors leading out to the garden and very attractive wooden flooring. Alongside this room is a hall/boot room and a TV/snug room.
The large family kitchen forms the perfect hub of the house incorporating a number of attractive wall and base units, an Aga (green) and plenty of room for a kitchen/breakfast table. There are also double doors leading out to the paved terrace, ideal for al fresco dining or a morning cup of coffee.
Alongside the kitchen is a large utility room and cloakroom, also ideal as a dog room. There is also a good-sized dining room, again with doors leading out to the garden.
The bedrooms are accessed via two separate staircases, with three bedrooms and one bathroom to one end, and two bedrooms and a bathroom at the other, perfect to suit most families' needs.
The gardens are a true delight with a large lawned area to the side of the house with a well-stocked border and specimen trees and the most stunning views of unspoilt countryside. There is a wooden summer house – a truly magical place to enjoy a summer evening and watching and listening to wildlife. The location is quite simply 'as good as it gets' and a utopia for children and animals. There is gravelled parking, a workshop, garden store, garage (with lighting, electricity & water and potential to further develop (STPC)) and a potting shed.
All in all, this is a truly magical property in an idyllic yet very convenient location.
