Description

An exceptional family home tucked away near the heart of the picturesque village of Litton Cheney, with fantastic accommodation, a sizeable garden, and superb outbuildings with huge potential for a variety of uses.

THE PROPERTY
Tucked away near the heart of the picturesque village of Litton Cheney, first glimpses of this wonderful property are most impressive with its attractive facade constructed of local limestone and pitched slate roof. Built by local well-known builder, C.G. Fry, the property is one of the original Fry houses that started a huge trend especially in this part of Dorset.
The property has been owned by the same family since it was built in 1976. It is very well presented and totally untainted by inappropriate modernisation, offering any purchaser a rare opportunity to create an amazing family home with accommodation to suit most families' needs.
On first entering the property there is a real sense of charm, space and light with very well-proportioned and light rooms including a sizeable sitting room with a central fireplace and double doors leading out to a stone paved terrace, ideal for al fresco dining. Like many rooms in the house, it boasts wonderful countryside views.
On the ground floor there is also a good-sized dining room, a TV/snug room, a large kitchen with plenty of room for a kitchen table, with a utility room alongside. The principal reception rooms all benefit from attractive parquet flooring.
The four beautiful and spacious bedrooms situated on the first floor are truly fantastic, with even more stunning and far-reaching views, and two bathrooms. There is also the added bonus of a huge boarded loft with the potential (STPC) to create further accommodation or even use as a children's games room, or large man cave!
There is a large garden to the rear of the property, mainly laid to lawn, a utopia for children and animals. This is approached by a private drive with plenty of gravelled parking. Worth a very special mention however are the superb outbuildings with a double garage and a barn alongside with huge potential to develop into possible holiday lets (STPC). This has been used as storage, workshop and a games room.
All in all, this is a truly wonderful family home in an idyllic yet very convenient location.

LOCATION
Considered to be one of the gems of the stunning Bride Valley, the pretty village of Litton Cheney lies in a secluded yet accessible location. This is some of the finest countryside in Dorset, designated as an Area of Outstanding Natural Beauty. Famous for its patchwork of pastures and rolling chalk valleys, woods and downland, this stunning area is host to a number of pretty villages mainly composed of traditional cottages of stone and thatch.

Litton Cheney, has a nursery and junior school, a thriving community hall, a local pub and a youth hostel, and is within easy reach of both the County Town of Dorchester and Bridport. Both provide an excellent range of shops, schools, restaurants and supermarkets, with the County Hospital in Dorchester and smaller community hospital in Bridport.
