From the sheltered courtyard and the covered eating area - which can comfortably seat at least 20 people - you enter the good sized kitchen. There is a range cooker, American style fridge freezer, plus an additional under-counter fridge. There is plenty of storage with worktops above. There is also a large walk-in storage cupboard and a separate laundry room, housing two washing machines and condensing dryer.
From the kitchen flows a large dining / living area, large enough to seat twelve people comfortably around two large tables, or easily converts into a cosy lounge with one dining table that seats up to 8 people. There is a wood burning stove with back boiler that heats radiators in all of the rooms in the house. This room has a cosy atmosphere with original exposed beams and stonework.
The dining room leads to the hallway, from which you can access the first ensuite bedroom, and an additional lounge / work room / TV room. These two rooms are currently used as the guesthouse owner's accommodation. The downstairs has a modern pine floor. Stairs then lead up to the first floor lounge, a large area with sofas, library, chest of drawers and original wooden floor, which run throughout the upstairs.

The third bedroom has a standard double bed with a view of the courtyard and the wooded hills beyond. It has a small practical ensuite shower room.
There is a fourth separate shower room on this floor, as well as a back door providing access to the garden.
Across the courtyard in the gatehouse there are two more ensuite bedrooms with king size beds, dual aspect views and good sized shower rooms with large heated towel rails. There is also a store room and a convenient separate toilet on the ground floor. The rooms have electric convection heaters.
All windows are wood framed and double glazed. All furniture, bedding and artwork in the bedrooms is included in the sale. All curtains, which are made of good quality velvet and fully lined, are also included, along with all sofas, and most of the tables and chairs.
The full plot is just under 2500 square metres, which includes two additional barns. The first is used for storing firewood and furniture - including additional beds, mattresses and bedding which are included in the sale. This barn also has a large wooden deck which provides another covered eating area. The second barn would make an excellent additional dwelling. The roof has already been renovated - as have all the roofs on the property, including the addition of soffits to the main house - and some structural work completed on the second barn.
The garden has been landscaped with large, well-stocked flower beds, various old fruit trees, and numerous areas to sit and look at the garden and the fantastic views of the countryside beyond.
