Lot 1 Ardlarach Woodland - Offers over £800,000
An 80 acre block of mixed native woodland approximately three years old. A well established young plantation with good growth potential and high amenity value.

Lot 2 - Offers over £300,000
Approximately 50 acres of mature woodlands and Caledonian Pine interspersed with open pasture and rough grazings suitable for additional tree planting. To the east of the lot is the former Quarryhill House and outbuildings, which could be re-developed provided the necessary consents are in place.

The open pasture provides a unique opportunity for additional native tree planting which would complement the young woodland of Lot 1. Some felling of the mature trees could provide useful income to assist in the establishment of the new woodland.

Soils
The majority of the land is classified as F3 on the National Land Capability for Forestry Scale produced by the James Hutton Institute. Land of this class has good flexibility for the growth and management of tree crops. The soils are classed as 4:1 in the Land Capability for Agriculture Scale.

Altitude
The land sits at a height of between 140 m in the east rising to 240 m in the west above average sea level. The site is gently sloping and has generally north easterly aspect.

Environmental Stipulations
The land sits adjacent to Morangie Forest Special Protection Area and Natura 2000 site. The woodlands in this area are managed by the Forest and Land Scotland for the benefit of Caper Caile.
