Description

Romantic house with large garden in the center of Besalú.
Property suitable for conversion into a hotel, cultural center or for a housing development with commercial premises on the ground floor.
Rectangular four-bay building, located in the old town of Besalú, in front of the church of Sant Vicenç (11th century), close to the town hall and Plaça Sant Pere. Built in 1870 on the foundations of medieval houses, renovated in 1955 for residential use and in need of a comprehensive reform of varying degrees to adapt it to current uses and comforts.
The characteristics of the building, the surroundings and the population make it an ideal property to start a business related to tourism. The uses permitted by the regulations are those of housing, endowments and services, commercial, religious and cultural.
It has a built surface of more than 950 m2 distributed on the ground floor, two floors and an attic. On the first floor there is a garden of 500 m2 that surrounds two of the four facades of the building and due to its position on the first floor, elevated from the street, you can enjoy a great deal of privacy despite being inside of the old town
Access to the building is located on the ground floor where we access two large rooms with stone arches that act as a lobby and that lead us to the main staircase. From this hall, you can also access offices and warehouses with Romanesque arches. Adjacent to this part and with an independent entrance from the street, there are rooms that are currently used as a garage, cellar and warehouse, with direct access to the terrace on the first floor. The entire ground floor has about 270 m2 constructed.
The two floors and the attic are square and have openings on the four facades of the building. The attic floor has never been adapted for residential use and is currently an open space for storage.
The first floor is the noble floor of the building, with high ceilings and remnants of period finishes such as moldings on the ceilings and hydraulic floors. It is distributed in living room, kitchen, distributor, four bedrooms, two bathrooms, library and dining room with fireplace. All the outbuildings have very large balcony doors that open onto the balcony, terrace or garden. The built-up part of this floor has about 270 square m2, the garden and the terrace have about 460 m2.
The second floor is distributed in different outbuildings that are currently used as work and storage areas. It is distributed in a distributor, 9 rooms, a room that was where the old kitchen was and a laundry room.
The Attic floor is a single open space with no shutters on the windows. On this floor there is access to the roof of the building where you can enjoy excellent views towards the church of Sant Vicenç or the Pyrenees.
It is a historic building listed as cultural property of local interest (BCIL), with interesting architectural elements such as rare arches in the windows and in the main access door (it has a key with two *M* engraved), framing of the stone windows, wrought iron grills with decorative scrolls, balconies supported by two fluted stone panels in the neoclassical style, with acanthus leaves decorating the lower part and a set of three anthropomorphic carapaces located at the corner of the building, under the first floor balcony.
The building has its own well, which is currently used for irrigation water.
The furniture is NOT included in the sale price.
Taxes and purchase-sale expenses NOT included in the sale price.
