Description

Tucked away amidst a secluded wooded dell next to Fagley Beck is Edgewood, a charming Grade II listed cottage dating back to c.1650. The three bedroom cottage is on the border of Calverley and Greengates and is on the course of the Calverley Millenium Walk, ideal for lovers of the outdoors. The stone cottage has a wealth of attractive features including mullioned windows, wooden beams, inglenook fireplaces and its own quaint footbridge across the beck to reach the cottage from the parking area. Deer, foxes, squirrels and ducks are amongst the wildlife often spotted in the surrounding woodland, which is brimming with woodland flowers and wild garlic and herbs in the spring and summer months. This really is a haven for nature lovers who will cherish the tranquility and lure of this special home.

Step inside...

Once across the footbridge make your way around the rear of the cottage and enter in through the conservatory doors.

Conservatory

This is one of the current owners favorite rooms, with windows looking onto the garden and woodland beyond, this is a perfect space to sit and relax with a coffee and watch the wildlife. The garden is visited by a wide range of birds including woodpeckers, jays, bullfinches, chaffinches and even a speckled song thrush or two. Spring is a beautiful time at Edgewood with ducks and their ducklings jumping off the bridge to make their way downstream, squirrels bounding through the high trees and fox and deer visiting the beck.

Kitchen

From the conservatory, head through to the breakfast kitchen. The kitchen is a lovely blend of old and new. Cream cabinets in a country cottage style, with wood effect work surfaces and tiled splash backs, offering plenty of storage space with a handy central island offering further storage and preparation surface. The kitchen combines an integrated double oven with ceramic electric hob over and extractor hood above, space and plumbing for a washing machine, intergrated fridge and freezer and sink with mixer tap over under the window to the rear. There is even a space saving pull out ironing board. The dining area has plenty of space for a table and chairs to enjoy breakfast or an evening meal here. The room is filled with charm, with its inglenook fireplace the main feature of the room and beams and the windows adding to the appeal.

Lounge

Off the kitchen is the lounge. A cosy room, with windows to both sides and a door leading to the front garden. A magnificent inglenook fireplace complete with wood burning stove is central along with more beams overhead, you can just imagine curling up on the sofa here with a good book and the fire lit in winter months.

Landing

Back through the kitchen and take the stairs to the first floor. The spacious landing is lit with a window to the rear of the cottage and has access to the bedrooms and bathroom.

Master Bedroom

The fantastic features continue in here with the stunning beams, a superb mullioned window to the side of the house with a further window to the front, fireplace and impressive wooden beams. There are built in wardrobes and a useful storage cupboard. A peaceful sanctuary to rest at night and awake to a glorious dawn chorus.

Bathroom

Next door is the recently refitted bathroom, complete with 'P' shaped bath with shower over, hand basin with underneath storage, WC and heated towel rail. The perfect place to unwind in a sumptuous bubble bath after a busy day.

Bedroom Two

Across the landing is bedroom two, a good sized double bedroom which also has a built in wardrobe. The features continue here with its lovely window overlooking the front of the house and handsome ceiling beams.

Bedroom Three

A third bedroom makes a useful dressing room or would also work well as a home office or nursery.

Step outside...

Surrounded by mature gardens, Edgewood's charm continues into the outside spaces. The sun falls onto the front of the house in the morning, perfect for sitting and enjoying a leisurely Sunday morning breakfast outdoors. The sun gradually works its way around the cottage to bathe the rear garden in sunlight in the afternoon. The garden blooms in the summer with Clematis and Rhododendron amongst its pretty flowers and shrubs. There is a shed in the rear garden, ideal for storing gardening equipment. Across the footbridge is the parking area with off street parking spaces for up to six vehicles.

Out and about

Nestled between the popular villages of Greengates and Calverley, this is a great location for easily getting to Leeds or Bradford either by car or public transport a short walk away. For travelling further afield, Leeds Bradford airport is just a 15 minute car journey away. The ever popular Bronte House School and Woodhouse Grove School are both nearby.
