Early 19th-century Leopoldina to be restored in the countryside of Cortona.
Description:
The property already present within the historical leopoldine cadastre dates back to the early 19th century and is on three levels composed as follows. The main structure of the leopoldina is connected by a canopy to a building that had agricultural use. The ground floor of the villa was used for agricultural activity and features an entrance hall, four large cellars, a storeroom, a bathroom and a habitable kitchen, as well as a large room used as a shed and an old wood-burning oven. From the connecting canopy there is access to the large attached portion with former stables with large volumes, tool shed and cellar. On the second floor of the villa with connection by internal and external posthumous staircase there is a habitable kitchen, a bathroom and 7 rooms divided between sleeping and living areas. On the top level there is the typical Leopoldine turret of about 20 square meters with an engraving depicting St. Stephen on the external facade. The property is to be renovated in its entirety both in the living and agricultural part with partial works already started recently. There are absent fixtures and fittings but the materials used and the stylistic choices make us realize that we are in front of what was a prestigious property. The floors are mainly in splendid original cotto, with some areas in pietra serena (typical Florentine characteristic). The fireplace is also in pietra serena, the rooms have splendid barrel and cross vaults, and the ceilings on the second floor return the original pine beams. Currently the roof has partial wind damage, there are also 2 wells to recover.
