Description

Casa Campe-del-Fica is an independent 2-level 225 sq.mt. house with a private courtyard and garden, double garage, a cellar and 5,000 sq m of olive groves in a beautiful panoramic setting, a short distance from the town centre of Santopadre, a hilltop medieval town. The home is peaceful and private, but not isolated.

The house is currently configured as two apartments, one of 100 m2 on the ground floor, and one of 123 m2 on the upper floor. The present layout is as follows:
GROUND FLOOR a large entrance hall opens to the lounge, the kitchen with fireplace, and a corridor/hallway leading to a double bedroom and modern bathroom. French windows open on to an attractive narrow terrace
FIRST FLOOR, a similar layout with a large entrance hall opening to the lounge, the kitchen with fireplace, and a corridor/hallway leading on this upper floor to two double bedrooms, 2 modern bathrooms, all with a wrap-around balcony.

The home also benefits from a small cellar, a two car garage, a large (500 sq.mt.) paved courtyard and 1.000 sq.mt. private garden and finally the well-maintained olives groves forming a lovely backdrop to the property. All parts of the property enjoy spectacular panoramic views over valleys and mountains and the home is bathed in sunlight throughout the day.

The enchanting wrought iron garden pagoda would create a charming al fresco dining setting in which to relax and enjoy the panoramic vista.

The interior of the home has been finished in a classic style with attractive decorated tiling throughout. The house is in a good state of repair, requiring only some ordinary maintenance work and redecoration. The windows are aluminium with exterior shutters, the heating systems are with a 'termocamino' fireplace and a pellet stove, there is also a tank for LPG. The house was built in the 70s, while the interior finishes date from the end of the 80s.

The property has excellent road access and the centre of Rome is less than 90 minutes drive.

SANTOPADRE, ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

Santopadre is an old hilltop town above Arpino enjoying spectacular panoramic views in all directions.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino and Santopadre are temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicised regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
