Description

Important estate for sale in Pico, nestled in the green hills of Ciociaria, in an enchanting setting surrounded by sweeping wildflower meadows, olive groves and woods with ancient oaks. This large 17-hectare estate includes a main stone farmhouse dating back to the end of the 1700's which is arranged on three levels above ground. The building is to be completely restored with a typically exposed stone structure and is in structurally fair condition. The property includes another large outbuilding not far away, once used to shelter livestock, also with a typically exposed stone structure and arranged on one ground level.

The part relating to the F/2 category outbuildings around the main farmhouse is completed by a further small outbuilding in a dilapidated state, a large flat area of pasture land, additional arable land and olive grove, about 11 hectares in total. Finally, the estate is completed by a large and vast area of wood for about 6.5 hectares on which there are also two other outbuildings in a dilapidated state of cadastral category F/2. The estate is located outside the town of Pico, in Via Campo La Corte.

Pico, Close to Parco Naturale dei Monti Aurunci, is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome - in only half an hour, you can be at Sperlonga, one of the most beautiful coastal towns in Italy, where the old town clings to a steep hillside above its famous beach. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Pico itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicised regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Pico, Arpino, Veroli, Alatri or Alvito or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
