From Plymouth : Take the A374 out of Plymouth. At Marsh Mills Roundabout take the exit onto the Devon Expressway/A38 and continue on this road for two and a half miles. Take the exit for the B3416 towards Plympton, and turn left onto the B3416 for half a mile. At the roundabout at Langage Business Park, take the third exit onto Holland Road, follow this road for a mile then turn left onto Ledgate Lane. After about half a mile when you reach a cross-road turn right into the village of Sparkwell. The property is up the road from the church at the second left.
