Balintore is one of the seaboard villages of Shandwick, Balintore and Hilton renowned for beautiful scenery and The Mermaid of The North. These villages have a thriving local community and a popular village hall. There villages have a chemist, post office/store, hotel, a Community Association and Primary School. This track already serves two houses located further to the northeast. The site is otherwise, surrounded by open ground although there are further detached residential properties to the south, off Quarry Road.

This permission is granted subject to the following conditions and reasons:
1. An application or applications for the approval of matters specified in conditions attached to this planning permission in principle must be made no later than whichever is the latest of the following:
i. The expiration of THREE YEARS from the date on the decision notice;
ii. The expiration of SIX MONTHS from the date on which an earlier application for the requisite approval was refused; or
iii. The expiration of SIX MONTHS from the date on which an appeal against such refusal was dismissed.
The development to which these planning permissions in principle relates must commence no later than TWO YEARS from the date of the requisite approval of any matters specified in conditions (or, in the case of approval of different matters on different dates, from the date of the requisite approval for the last such matter being obtained). whichever is the later. If development has not commenced within this period, then the planning permission in principle shall lapse

2. No development shall commence until a scheme to deal with potential contamination on site has been submitted to and agreed in writing by the Planning Authority.

3. The size, orientation and location of the dwellinghouses as shown on the approved plans is indicative only and no development shall commence until all of the matters specified below have been approved on application to the Planning Authority:
