Description

A modern family home tucked away on the edge of the most popular village of Cerne Abbas with four beautiful bedrooms, a fantastic family kitchen, delightful garden and a beautiful dell available by separate negotiation.

THE PROPERTY
Built by the well-known builder C G Fry as a showhouse to the Poundbury Estate, first glimpses of Abbey Gardens are most impressive with its striking facade constructed of brick and stone under a pitched slate roof.

This wonderful property is tucked away on the edge of the pretty village of Cerne Abbas and a short walk from the village centre with its well-known pubs and incredibly popular village shop.

On first entering the property there is a real sense of charm, space and light, with a hall with oak wooden flooring. There is also a cloakroom and separate coat cupboard. The oak flooring continues into the most fantastic kitchen with a breakfast island and incorporating a Rangemaster oven with 5 induction hobs, quartz worktops, wine cooler, built in fridge and dishwasher and a number of bespoke wall and base units. Alongside the kitchen is a very good-sized utility room with various windows giving lots of natural light, and a marble work surface ideal for preparing food. This kitchen is quite simply 'as good as it gets' and opens out to the most spectacular garden room with Italian Porcelain flooring, oak wooden beams and bi-fold doors opening out to the delightful gardens and paved terrace, ideal for al fresco dining. This really is an incredible room and also doubles up as a cinema room with pull-down screen going over the main windows, ideal for a Winter's cinema evening by the Morso eco-efficient woodburning stove.

Also worth a special mention is the generous sized sitting room with a central fireplace and Clearview woodburning stove and French doors opening out to a wonderful conservatory, an ideal place to enjoy a morning coffee. There are also double doors to a separate and very good-sized dining room. The ground floor, therefore, boasts incredibly flexible and ideal modern family accommodation presented to the highest possible specifications.

The bedrooms are situated on the first floor with four beautiful bedrooms including a large principal bedroom with dressing area and en-suite shower room. There is a separate family bathroom with a large shower and modern bath. All of the rooms boast wonderful views of the garden, and the hills and countryside beyond.

GARDENS & GROUNDS
The property is surrounded by its own immaculate and delightful gardens, with a most attractive front garden mostly laid to lawn, with yet another al fresco terrace. There is also parking to the front and a double garage with electric doors, plus superb storage above.

To the rear of the property is a most delightful garden with a paved terrace/eating area, a pergola with power and light and a built-in Buschbeck masonry barbeque, lawned area and even pebbled garden areas with lighting and a water feature.

Available by separate negotiation is the most beautiful Dell, a utopia for children and animals and an ideal place for entertaining on a large scale. To one side is a chalk stream which rises from neighbouring 'St Augustin's Well' with lovely clear spring water and leading into a large pond. There is a bespoke oak wooden bridge over to the other bank where daffodils and primroses proliferate in spring. There are many places to sit and enjoy a Summers evening with only the sound of wildlife and water. There are wonderful countryside views beyond and walks directly into and around the village.

All-in-all, this really is a truly magnificent modern property in an idyllic and private yet very convenient location.

LOCATION
The conservation village of Cerne Abbas lies within the unspoilt Dorset Downs within an Area of Outstanding Natural Beauty. The village itself has a vibrant community feel and an excellent range of facilities including a village shop and Post Office, tea rooms, three public houses, a first school, and doctors' and dispensing surgery. It also has the fine parish Church of St Mary, medieval abbey and its famous Cerne Abbas Giant carved into the chalk hillside. There is a regular bus service to both Sherborne and Dorchester.

The village of Cerne Abbas lies just east of the A352, and is just under 8 miles north of the county town of Dorchester with its excellent range of facilities. Of particular note is the Conran-designed development at Brewery Square with its cinema, bars, restaurants and leading shops. There is a Waitrose and Tesco in Dorchester for everyday shopping, as well as the Dorset County Hospital.

Up the valley in the other direction is the busy abbey town of Sherborne. Both towns have mainline railway stations with a fast regular service to London Waterloo.
