Situation:

Exton is a charming conservation village in Rutland situated in attractive, undulating countryside about a mile to the north of Rutland Water. The village also has a popular local pub, The Fox and Hounds, and a good primary school. Barnsdale Gardens and the Rutland Falconry and Owl Centre are just to the west of Exton whilst The Barnsdale and Rutland Hall Hotel & Spa are a short distance south. To the north of Exton is the Hambleton Bakery café and shop.

Eight miles to the east is the stone market town of Stamford which is renowned for its Georgian architecture and has a wealth of shops, leisure facilities, restaurants and the famous coaching inn, The George Hotel.

Just five miles to the west is the fellow market town of Oakham, also with an array of eateries, shops and various activities available.

The A1 runs four miles to the east of Exton and provides easy access both north and south whilst the A606 provides access east to west.

The Cathedral City of Peterborough, with its comprehensive shopping and leisure facilities, has a main line rail station with high-speed trains to London Kings Cross.

The area has excellent state and private schooling close to home at Witham on the Hill, Copthill, Stamford, Oakham, Uppingham, Oundle and Peterborough.

Recreational facilities in the area are well catered for with Rutland Water and its nature reserve to the south providing sailing, fishing, scenic walks and a cycle route. There are golf courses at Burghley Park, Greetham and Luffenham Heath, and ample local, countryside walks to enjoy from the doorstep.

Description:

Greystone is an impressive, modern, stone property built in 2005. Walking through the main entrance hall, to the left is a large, dual aspect sitting room with fireplace and stone surround and French doors opening onto one of the rear terraces.

Adjacent to the sitting room is the dining room with bay window overlooking the garden. Passing the stairs and ground floor WC, the hallway opens into the kitchen-breakfast room complete with an array of built-in appliances and stylish cabinetry as well as a central island with bar seating. Further seating is available in the breakfast room which then flows into the light and bright sunroom with stunning lantern roof and French doors onto the dining terrace.

Off the kitchen is an at home office and Greystone also benefits from two utility rooms. To the west of the property is access to the double garage and the second reception hall, opposite which is a staircase to a double bedroom with two dormer windows and a bathroom with feature freestanding bath.

The main staircase of Greystone rises to a large landing directly off which are two double bedrooms with built-in wardrobes. There is also a family bathroom with bath and separate shower. The guest suite, also with built-in wardrobes, enjoys an ensuite shower room.

Completing this section of the first floor is the Principal suite boasting both a dressing room and generous ensuite bathroom comprising large corner bath and separate shower.

Outside:

Greystones is entered via two five bar gates with an extensive, paved driveway leading up to the house and both the double garage and carport. The stone-walled front garden is largely laid to lawn with a couple of well-manicured trees flanking the driveway entrance and a mature, curved hedgerow softening the north-east boundary.

Through the door of the carport is the rear garden, again largely laid to formal lawn. Doors from the sunroom open onto the dining terrace which sweeps along to the more sheltered terrace beneath the pergola, accessed from the sitting room French doors.

Double doors open into a summer house enjoying views across the garden.
