Description

Casa de Filippis, a detached house with garden in Arpino, built in the style typical for this area and in need of renovation, offers a rare opportunity to create a wonderful new home in a commanding location with excellent views. The house is situated in the Historic Centre, in the Colle district, near Porta di Napoli, an ancient section of the defensive structure of the town and part of a complex of buildings which includes the Palazzo Cremona. This very desirable location offers not only convenience but a beautiful panoramic view of the stunning Italian countryside as it stretches out below Arpino.

The house is divided across three levels.

The GROUND FLOOR houses a taverna with a cellar of 150 square meters. This enchanting space graced by majestic stone portals, with an historic and architectural sensibility is one in which you could let your imagination fly! There are a variety of possibilities here, not only in how the space might be used but also the possibility of blending the historic with the modern, in any number of ways.

The FIRST FLOOR welcomes us to the house with a 70 square meter terrace with a strong architectural character. Open and bright, tiled in terracotta, this space again offers possibility for a sympathetic restoration. It might remain a convivial open space for socializing or al fresco dining or it could be modified to suit personal requirements or more contemporary needs. The first floor also has 75 square meters of accommodation space, divided into an entrance hall, a sitting room, a kitchen with fireplace, and a dining room. It would be possible to remove the dividing wall between the kitchen and the dining room to create a very large eat-in kitchen with a fireplace, if preferred.

The SECOND FLOOR, accessed by an internal staircase, is also 75 sq.m. It currently consists of two large 30 m2 bedrooms, a bathroom, and, opening from the master bedroom, a small ensuite bathroom. The master bedroom a splendid ancient fresco in the centre of its domed ceiling. Both bedrooms are beautifully illuminated by natural light and both provide wonderful panoramic views. It would be possible to divide the second bedroom into two bedrooms, creating a three bedroom house.

OUTSIDE, the house has a large 300 m2 garden with several mature small trees and shrubs which would benefit from taming: this could become a very pretty area. In addition 100 m2 of additional space and parking is unusual in the historic center and a significant advantage.
One outstanding feature of this house, alongside the wonderful views and the highly desirable location, is the potential for an imaginative, creative renovation with many stylistic possibilities. Sensitivity to the existing structure and the historic locale combined with flair and a personal vision will result in a uniquely charming finished property. Well served by supermarkets, pharmacy, high school, means of transport, shops and much more.

Arpino and the Ciociaria
Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favor of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or Alvito or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
