Millfield House has been in the sellers’ family since 1956. In the late 1990s major improvements were undertaken including installation of double glazed windows, re-wiring and re-plumbing, along with insulation. Some 15 years ago the kitchen was refurbished, while the existing cottage was converted around 10 years ago. At that time 12Kw of solar panels, providing electricity, and 8Kw of thermal panels, for hot water for the central heating, were installed, providing a useful income and reducing running costs. A new boiler was installed in 2023. As such, Millfield House is a fine country house, which has good sized reception rooms, so is ideal for both entertaining and family living, while retaining many period features such as cornicings.

On the other side of the hall is the living room which is another well proportioned space, with picture rail, brick fireplace with wood burning stove, two built in shelved cupboards, window shutters, parquet flooring, two wall lights and glazed folding doors to the dining room which has a picture rail, parquet flooring and two wall lights. The fully fitted kitchen has wooden wall and floor units with granite worktops. Fitted NEFF appliances include two dishwashers, oven, grill and microwave, along with a Samsung American style fridge freezer with water and ice dispenser and Hotpoint wine chiller. A curved staircase with cast iron balustrades, wooden handrail, leaded and stained glass window and grandfather clock, leads to a landing with a cupboard which is plumbed for a washing machine, and hatch with Ramsay ladder to floored roof space. The principal bedroom has a picture rail, bay window and a dressing room with fitted wardrobes and dressing table and a partially tiled en suite shower room with washbasin and WC. The enclosed walled garden in front and to the side of the house comprises lawns along with shrub and herbaceous borders. This is split into three separate areas. There is a corner seating area. In front of the house is a sundial, while to the side are 45 12Kw Voltaic solar panels along with a former greenhouse (3 m x 12 m) and semi-circular stone potting shed (2.5 m x 3.00 m (max)).

At the back of the house is a tarred and block paved courtyard. The cottage has an entrance vestibule, a hallway with stairs to the first floor, and an open plan kitchen / living room. The kitchen area has fitted units, sink and a walk in understair shelved cupboard. Lamona appliances include a dishwasher, induction hob, oven / grill and extractor. Location

Millfield House is situated just inland from Arbroath, which is an appealing and very convenient part of Angus, with its historic abbey and marina. The A92 dual carriageway provides easy access to Dundee, while the A90 dual carriageway links to Aberdeen. Angus boasts sandy beaches, scenic countryside and glorious heather glens. Recreational activities include fishing on the River South Esk. There are a number of well-known links golf courses in the area, including Carnoustie, Arbroath and Montrose, while St Andrews is easily reached. There are leisure centres at Arbroath and Montrose. Lunan Bay is a popular local beach with a lovely coastal walk along red sandstone cliffs via Auchmithie to Arbroath, which is famous for its “smokies”. Inland lie the Angus glens.

Primary schooling is available at Timmergreens and Inverbrothock in Arbroath. There is secondary schooling at Arbroath High School, along with a wide range of business and leisure facilities and shopping. Private schooling is available at the High School of Dundee which has a dedicated bus service from Arbroath. Both Dundee and Aberdeen are easily reached and provide all the services expected of major cities. Dundee has an excellent range of shops and professional services, together with good leisure and renowned cultural facilities including the V&A museum. There is a railway station at Arbroath offering regular services to Aberdeen and to the south. There is an airport at Dundee with services to London, while Aberdeen Airport, to where journey times have been reduced by the Western Peripheral Route, has a wide range of domestic and European flights. Edinburgh is also easily reached.

General Description
Millfield House is an attractive 19th century house located close to Arbroath, thus enjoying the best of both town and country living. In the late 1930s and lived in by the owner of Nicols Jute Mill in Arbroath and during recent renovations in the house, some of the renewed pitch pine doors and windows were made from beams from the original mill. The house is harled with two single storey wings; a particular feature is its Virginia creeper. It looks out over its own gardens and towards the Western Cemetery on the edge of the town. A circular drive through the garden leads to the front of the house, while a second drive to the side, leads to a courtyard at the back, along with the cottage and outbuildings. A planning consent (23/00127/FULL) was granted in April 2023 for conversion of the office and garage to create further ancillary accommodation to be linked to the house by a covered car port. The existing cottage already provides considerable scope for additional or holiday accommodation.
