Description

This attached charming village house has all the proportions and natural light one would expect of the period with high ceilings and large sash windows in many rooms. A stone flagged entrance hall leads through to an adjacent reception hall with graceful staircase rising to the first floor. An elegant dining room has a most attractive fireplace and the well-proportioned south facing sitting room
is some 29 ft in length, having two sets of doors onto the terrace and gardens. The kitchen was formerly the village bakery and has been fitted with a most attractive range of specially designed cupboards and drawers with decorative gothic arched panels. A casement door opens from this room onto the terrace and a nearby covered outside dining area.

On the first floor there are four bedrooms, the main bedroom having impressive views over open neighbouring farmland towards the harbour. A family bathroom provides facilities on this floor whilst the cloaks/shower room on the ground floor is also useful as a changing area when returning to the house from a boat trip or harbourside walks.

The Old Bakery has been a much loved home for over 20 years but it is fair to say the house is now in need of updating.

Outside
Set back from the lane, The Old Bakery has a stone shingled driveway providing casual parking to the north of the house with two entrances. An attached garage provides secure parking and/or boat storage together with a useful workshop. The south facing garden is particularly appealing. A covered outside dining area adjacent to the kitchen has a pitched glazed roof with doors opening onto a neighbouring garden room/greenhouse and makes an ideal space for summer entertaining. A brick set pathway leads the length of the house to a second south facing terrace reached by way of casement doors from the sitting room. The pretty garden is well established and has a broad, neat area of lawn with various well stocked borders supporting a colourful variety of perennials and roses. Neatly clipped bay and other evergreen shrubs create attractive focal points around the garden and there are a number of well established trees including apple and silver birch. To the south of the garden lies a sizeable summer house with partially glazed double doors and casement windows. To the south east corner raised borders have been used to provide a manageable vegetable garden with soft fruits. A third terrace is designed to catch the evening sun and this lies alongside the garden room/greenhouse, sheltered by a pair of olive trees.

Location
The Old Bakery lies about a third of a mile from the northern shores of Chichester Harbour and a local village slipway providing access to the water. In addition to this, nearby Thornham Marina provides moorings and a range of boat yard services. Sailing clubs at Emsworth and Bosham are both within convenient travelling distance whilst Sparks and Northney Marina, some five miles away on Hayling Island, is sometimes preferred by those wanting quicker access to The Solent at all stages of the tide.

Prinsted itself is conveniently located within a mile of local shops including a chemist, vets and doctors surgery available in nearby Southbourne. A railway halt provides services to London Victoria, Portsmouth, Gun Wharf Quays, Havant and Chichester. The latter two stations also provide ongoing services to London Waterloo in about 1 hour 20 minutes, or London Victoria in about 1 hour 40 minutes respectively. There are also easy road links to the A3 and London.

The town centre of Emsworth provides a good selection of local shops with a number of pubs, bars and restaurants. Emsworth Harbour is ideal for dinghy sailing but also provides deep water yacht moorings. Whilst sailing is perhaps the predominant pastime in the immediate area, other sporting and recreational activities elsewhere are numerous. There are several golf courses, the nearest being at Rowlands Castle. Horse racing can be found at both Goodwood and Fontwell Park. The National Trust Reserve at East Head and the beaches at West Wittering are easily accessible and are perhaps the most picturesque in West Sussex playing host to many beach sports including landboarding and kitesurfing.

To the north the rich countryside of the South Downs National Park is criss crossed with many bridlepaths and footpaths, ideal for walking, mountain biking or riding. Goodwood is an international attraction known for its horse racing, the annual Festival of Speed and the Revival at its historic motor circuit. There is also a private airfield for the use of light aircraft.
