The market town of Brecon (population of 8,000) stands on the banks of the River Usk and is synonymous with hill walking, being a town from which the famed Brecon Beacons takes is name. The Brecon Beacons is one of the most popular outdoor pursuits and tourist destinations in the UK with its mountains and ridges, numerous rivers including the Usk, Ithon and Irfon, a canal, mountain railway, waterfalls and many towns and villages to attract tourists.

The town of Brecon is the most popular destination within the Park and is a Georgian market town lined with character buildings. Just off the town centre is the subject property Ty Helyg Guest House (historically named the Lansdowne Hotel) a three storey imposing building holding a prominent corner site which dates back to the early 19th Century and is Grade II listed. It is conveniently located to the towns renowned Theatre and the Brecon Basin/Marina where the Brecon and Monmouthshire Canal commences.

The hotel is located on the Watton approximately 200 metres from the town centre facing the main road accessed to the town from the east via the A40 and A470 trunk routes. The property also lies within the Brecon Town Conservation Area.

The property which must be viewed to be appreciated has been considerably improved during our clients period of occupancy and is briefly described as follows:

TRADE AREAS
Directly off the RECEPTION HALLWAY is the DINING ROOM which is an attractive room with part beamed ceiling, carpeted floor, arranged with cruciform tables and dark stained wheelback chairs currently to cater for 16 diners. The RESIDENTS LOUNGE is a very attractive room with feature fireplace with stone surround and large stone lintel with beam over and cast iron solid fuel burner installed. The units are predominately high quality and of domestic standard, but the kitchen is also used for the serving of breakfasts for guests. No evening meals are provided.

Our clients acquired the property in June 2016 and have subsequently upgraded the Hotel throughout and established a very healthy level of trade purely on accommodation income.

Accounts for the year ended March 2023 are expected to show takings of approximately £85,000 just below the VAT threshold.

This income has been generated despite the property being closed for ten weeks per annum off season at which time our clients take a break and go on holiday and with the use of limited rooms to suit the needs of the family.
