Description

The prestigious villa, "Maison des Oliviers", complete with its magnificent swimming pool, is set in its own parklands only 130 kms from Rome and 90 kms from Naples with excellent autostrada and superstrada connections, both to Rome, Naples and their international airports and to the important nearby regional towns of Sora and Cassino. The villa is located on the crest of a hill about 500 meters above sea level, in the Municipality of Atina (FR) Lazio, in the rolling hills of the scenic Comino Valley, and also enjoys close proximity to the Mediterranean coast being only 50 kms from charming coastal towns on the Tyrrhenian Sea such as Gaeta, Formia and Sperlonga. The huge Abruzzo National Park is only a few kms drive away.

The villa itself measures approximately 830 square metres with 650 square metres of living space and evolves over three above-ground levels. "Maison des Oliviers" is set in gated grounds of over 6.5 hectares of woodland and arable land, well-kept olive groves with ancient beautiful olive trees, and gardens transversed by walkways and ornamental ponds and lakes. Additional outbuildings provide garages, tool sheds and garaging for agricultural equipment.

The swimming pool is a focal point for the exterior of the property. Measuring in excess of 130 sq.mt., edged in onyx travertine marble from Siena, with a waterfall cascading onto a rock, it can be enjoyed to the fullest from the adjacent relaxation area with its outdoor kitchen and a loggia of about 25 sq.mt. all paved with red Persian marble, an outdoor shower, changing room and bathroom with internal shower, and finally a large solarium area by the pool and on the lawn. The swimming pool itself was designed as a semi-circular infinity pool, with spectacular underwater lighting, ideal for buffet dinners, celebratory events and smaller private parties. There are technical rooms for the pool equipment and storage of the pool furniture covering another 60 sq.mt. And the solarium terrace features designs in Siena Yellow marble and Siena onyx travertine.

The internal layout, simultaneously both luxurious and elegant, consists of two large entrance halls, a exceptionally spacious kitchen with a dining area, 4 bedrooms, 4 bathrooms, an equally elegant and luxurious tavern-living area of about 145 sq.mt. which is divided into various rooms (a corner bar area, a billiard area, TV, and sitting zone); there is an internal garage, an attractive cellar, various closets and technical rooms. The careful and accurate architectural design envisaged from the outset the exact positioning of porticoes and loggias, terraces and balconies. Additionally, there is an attic of about 50 sq.mt. on the third floor with direct access from the second floor.

On the ground floor there is a portico of 85 sq.mt., another portico of 30 sq.mt. at the main east entrance of the second floor which has been constructed with white Carrara marble columns and a wooden roof. Incredible features include a loggia in white Carrara marble columns and wooden roof of 32 sq.mt. connected to the living room on the second floor and courtyard with a terrace of 117 sq.mt., all in subtle red travertine from San Casciano (Tuscany) and Carrara marble. Here there is a beautiful fountain in marble over a splendid polychrome mosaic, leading to the guest wing and then the kitchen, all on the second floor, which is also accessed by a large marble staircase. Throughout the finishes have all been executed in the same subtle red travertine from San Casciano, with designs in yellow marble from Siena and travertine onyx of Siena ... all hand-laid with exquisite attention to detail and matching perfectly the inherent patterns in the natural marble.

The precious marble finishes of the very highest quality make Villa "Maison des Oliviers" quite unique as a property in this area, even competing with the splendours of Rome. Some of the features that should, in particular, be noted and prized are the flooring with different types of precious marble whose origin is almost entirely from Tuscany but with particular emphasis on the highly prized "Calacatta Oro", in addition the presence of some inlays of marbles of foreign origin, including the famous "Travertino Rosso and Giallo Persiano", the "Red Alicante" and the "Nero Marquinia" from Spain and the outstanding Black Belgium marble.

The beauty of the designs and polychrome mosaics created directly on site in the floors of the living rooms and in a Roman-Pompeian style bathroom, made entirely of Calacatta Oro marble from Carrara, Nero Portoro Macchia Oro marble from the La Spezia area (this marble has now become very rare) and Pompeian style mosaic with various precious stones such as "Lapis lazuli" have to be seen for their intricacy and splendour to be fully realised. Of the many outstandingly beautiful features in the villa in addition to the exquisite marble, perhaps particularly noteworthy are the olive wood parquet floorings of the bedrooms, the finely worked ceilings, the chandeliers and various lamps in Murano glass, the kitchen area of 57 sq.mt. which is all fitted with handcrafted wood furnishings, the floor and island top for cooking with marble worked in Calacatta Oro and Rosso Alicante - all of these complete the beauty and importance of this prestigious villa.

"Maison des Oliviers" also has 3 fireplaces with noteworthy marble creations decorated with significant polychrome mosaics: one in the Louis XVI style in White Carrara marble in the main living room, one in Red Alicante marble in the kitchen and the other in the Tavern in Classic Roman style with subtle red San Casciano Travertine and Classic Paglierino Roman Travertine. All the external areas around the villa are finely paved with floorings in different types of local stone and in one area with ancient paving stones of local stone obtained from ancient farmhouses in the Valle di Comino area.

Beams, architraves and pillars of the doors and windows are made of precious marble cut in one single piece and finely worked with carvings and inlays. The entire structure and roof of Villa "Maison des Oliviers" is constructed from reinforced concrete covered with antique-style tiles, which in the external areas is completely covered, up to a height fof about 80 cm., with the subtle red travertine marble from San Casciano.

Construction: Villa "Maison des Oliviers" was completed in 2012 with the required certificate of viability, static testing of the building works and structural components, and the required systems certification. Completely built from reinforced concrete designed in accordance with the new regulations of 2008, 450 Rck class concrete, designed to resist seismic events of very high magnitude, so as to guarantee maximum safety for the purchaser, family and friends living in the home, using structural materials of the highest quality, all faced with coverings in very precious marbles. The perimeter walls have a thickness of 60 cm because the construction uses 48 cm Poroton bricks in addition to the 10 cm thermal coat made directly by STO, one of the world-class companies that produces thermal coatings in Italy, and finally the plastering brings the thickness to 60 kms. Triple glazing adds to the energy efficiency, resulting in an Energy Classification of "A".

Prestige, elegance, beauty and safety, together with a way of life immersed in nature, make the marvellous and enchanting Villa "Maison des Oliviers" only 130 kms from Rome an exciting and amazing opportunity as a home and as an investment.

ATINA AND THE CIOCIARIA

Atina is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. It is one of the major wine-producing areas of Lazio and the hillsides ringing the historic centre of Atina iare covered with vineyards.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Artina itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Atina, Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
