The Property
With origins dating back to the 1600’s, Pear Tree Cottage is brimming with countryside charm and character and is surrounded by a most impressive garden extending to just under one acre.

Not listed, and built of stone with brick window surrounds under a clay tiled roof, the property has been extended and reconfigured over the years to suit a more modern lifestyle, and has been very carefully looked after by the current owners who have lived here for over 26 years. At the same time, the incoming buyer will be able to add their own personal taste and style to the property with some updating.

The welcoming original entrance hall with brick flooring and inglenook fireplace links the downstairs reception rooms. The kitchen/breakfast room enjoys wonderful views over the garden and has a range of base and wall units and an oil-fired Aga as well as further electric ovens and hob. A kitchen door leads to the garden. Adjacent to the kitchen is a newer oak framed garden room extension, making the most of the pretty garden surroundings and would make a perfect dining room or snug/ family room. Down a few steps from the entrance hall is the formal dining room with French doors to the garden. The double aspect reception room is a wonderful space with original beams and open fireplace and from here a door leads to the second reception room which has plentiful built-in storage and would make a superb home office or children’s playroom. Further to this, the downstairs comprises a back door entrance hall/boot room and a utility room/cloakroom.

On the first floor is the main bedroom with excellent en suite bathroom with built in wardrobes, two good sized double bedrooms and a single bedroom. There is a small dressing room/ nursery and a family bathroom.

Gardens and Grounds
The current owners are extremely keen gardeners and have created and nurtured the beautiful gardens that surround the property. The cottage itself sits nicely within the plot and hence enjoys views from every room. There are open lawns with a huge number of carefully selected evergreen shrubs, plants and trees to create a year round display of interesting colour and shape, interspersed with perennial flowers including roses and hydrangeas to add an extra burst of colour in the summer months. The property is approached through a five bar gate and over a gravel track and drive with parking for several cars. There is a two bay open car barn and a number of sheds for storage.

The Location
With endless miles of beautiful countryside walks directly from the front door, Pear Tree Cottage is ideally situated in the stunning West Sussex countryside, yet within easy reach of all everyday facilities. Fernhurst is just up the road and is a popular village with a selection of shops and a coffee bar, primary school, doctor’s surgery, a church, good recreational facilities and a public house overlooking the iconic village green with tennis club and playground. The well-regarded Duke of Cumberland pub in Henley is within easy walking distance.

The towns of Midhurst and Haslemere provide for most everyday needs with a wide selection of shops and restaurants, leisure facilities and the mainline train to London Waterloo from Haslemere.

Guildford in Surrey and the Cathedral city of Chichester, both with renowned Theatres, are within easy reach and have more extensive shopping and leisure facilities. The A3 provides fast access to London, the motorway network, Gatwick, Heathrow and Southampton airports.

Midhurst and the surrounding area have much to offer with Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood, Pulborough and Liphook, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast. There are many footpaths and bridleways in the area for walking and riding.
