Villa Paradiso is beautifully set in the lush valley below Arpino, looking up at the castello perched high above it. Surrounded by extensive private grounds, a short walk from the station and a somewhat longer walk (or a short drive) from town. As well as the main house, there is a guest house, an aia (old threshing circle), and a further small building, currently largely unused.

The main house is entered from the porch. The ground floor consists of an entrance hall, a large open plan sitting room, dining area and kitchen, taking up the entire back of the house, a guest bedroom and a bathroom. The living area has a balcony with views up to the castello, and fine stone fireplace. The kitchen area is very light, with huge windows overlooking the 3 hectare private park.

The upper floor has an open plan study/library area at the top of the stairs, three bedrooms and two bathrooms.

The lower level, which owing to the slope of the land is ground level at the back of the house, has a large garage, and a games room/gym with a small bathroom and laundry. At the back of the house, on this level, the is a very large patio area.

Facing the main house, opening onto the aia, there is a small two storey guest house, with an open plan living area with fireplace on the ground floor, and a bedroom and bathroom on the floor above.

The 3 hectares of land around the house includes a garden area, an orchard with pear, apple, hazelnut, plum, walnut and cherry trees, and an olive grove with about 50 trees. A deep well (140 m) provides drinkable water, which the current owners use for irrigation.

The house has solar panels. The systems are thermo autonomous with LPG tank plus a thermo fireplace in the living area; the windows are double glazed, and there is a provision for an anti-theft system.

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
