A detached villa of 200m2 on a private plot of land of 4130 square meters in the proximity of Kavousi, Ierapetra, Lasithi, Crete.

The villa is within a walled/fenced property and has two entrances, paved driveway with remote controlled iron gate to the house and a gated entrance to the olive grove at the back of the property.

The elegant house stands on two floors.

The top floor consists of a double bedroom with fitted wardrobes with a balcony with views on to the sea and the Pachia Ammos coast, a large (shared) bathroom, a double bedroom with a small walk-in wardrobe and a balcony with views on to the Thrypti mountain and the Ha gorge and a double bedroom with en-suite bathroom and a balcony with views both to Pachia Ammos coast and Thrypti mountain.
An internal staircase with a glass roof leads down to the ground floor.
On this floor there is a fully kitchen/dining room, a living room with fireplace, a second living room (which could be easily be converted into a 5th bedroom, a single bedroom with fitted wardrobes and access to the pool terrace/BBQ area and a guest toilet.

Outside there is a good sized pool with a tiled terrace with sunbeds, two shaded lounge areas (one with BBQ), a wood oven and a shed/storage room behind the house with its own little tiled sitting area.

The large olive grove has connection to cheap irrigation water (also good for filling the pool!)

Kavousi is a small fishing village 20 km from Agios Nikolaos on the way to Sitia.

Agios Nikolaos is a modern tourist town well known for its wonderful climate and award winning beaches.

Its population is 12000 and it is capital of the province of Lasithi that includes Elounda, Istron and Kritsa among other villages.

Every year thousands of tourists visit Agios Nikolaos and its neighboring towns and villages, giving the place a cosmopolitan and international feel.

The house has central heating with radiators in all rooms (oil powered)
A solar panel exists on the roof providing free hot water nearly all year round (300+ days of sunshine in the area)

 

The international airport of Heraklion is 62km from Agios Nikolaos.

Agios Nikolaos is the capital of the county Lasithi and is located at the Mirabello Bay, north-east Crete, only 50mins away from the international airport of Heraklion.

Geographically the town is well protected from strong winds allowing sea sports and swimming nearly all year round.

Although Agios Nikolaos has a population of less than 20,000 it has a several banks, supermarkets, shops of every kind, doctors, a modern hospital of high standard, public swimming pool and tennis courts, yacht marina, harbour, cinema, theatre, gyms, a 9-hole golf course, schools ranging from nurseries to 6-level high school and generally all the amenities you would expect to find in a large modern European town.

The microclimate is one of the best in Greece and the moderate temperatures rarely exceed 30c in summer or fall below 15c in wintertime. This wonderful dry climate together with the natural beauty of the area has attracted most of the high class hotels of Greece to operate here.
