Description

Reached by a driveway lined with cypresses, Villa Aurura has a swimming pool, separate dependence, a lawn and bbq area, an olive grove and some woodland. It lies between the old spa town of Fontana Liri, and the large hilltop town of Monte San Giovanni Campano.

The remote-controlled automatic gate opens onto the beautiful avenue paved in washed concrete and Tiber pebbles, lined with cypresses; arriving at the end of the avenue the lawn leads to a porch surrounded by ornamental plants.

The main house has a large porch, balconies and a grotto suitable for use as a cellar. The ground floor has a living room with access to the porch, a dining room, a built-in kitchen with fireplace, and a study, as well as a laundry room, storeroom and bathroom. An Iroco wood (African teak) staircase leads to the upper floor.

The first floor has three bedrooms, all with Iroco wood floors, and one with a balcony. The bathroom, which has a hydromassage bath and a balcony, is tiled with azure ceramic tiles, and also has an Iroco parquet floor.

The double glazed windows are in chestnut wood, as are the doors; the thresholds are done in travertine marble thresholds.

The striking modern dependence located in the back of the house is a steel and masonry structure completely lined in red pine wood consisting of a very large room whose floor is in imitation parquet stoneware, a bathroom, two other rooms with wooden slat floors, and finally a beautiful glassed-in veranda overlooking the woodland. In the annex there is a pallet stove, air conditioning systems and shatterproof windows including skylights.

The villa has a curved swimming pool with night lighting system. The pool is 10 meters long and 5 meters wide with a maximum depth of 2 meters. There a barbecue area with wood-fired oven and large stone table, a hexagonal wooden gazebo, a fenced area to accommodate pets, two wells useful for the irrigation of the whole area and olive grove with about 50 plants, as well as a small part of the surrounding woods: in total just over a hectare of land, fully fenced.

The systems are thermo autonomous methane gas, present sectioned systems, hot / cold air conditioning systems, 6 KW photovoltaic system, video surveillance and alarm system, video intercom with IP system, water system in the avenue and garden area, and finally remote-controlled external lighting system and motorized satellite dish.

FONTANA LIRI, MSGC AND THE CIOCIARIA

Fontana Liri is an old spa town, once famous for its hot springs. The even older part, a cluster of stone houses on the hill above, known as Fontana Liri Superiore, is noted for the many concerts it hosts throughout the year.

Monte San Giovanni Campano is one of the major medieval towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. M.S.G. Campano seems to exist in a context where time has stopped in the medieval era. Here one can stroll in the historic alleys, among beautiful squares where there are renowned restaurants, while being only a few steps from the town centre with its shops and services; public transport is within walking distance; but at every corner one enjoys the silence, the views of the wonderful Castle and the breathtaking vistas over the valley.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Monte San Giovanni Campano itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Monte San Giovanni Campano, Boville Ernica, Arpino, Veroli or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
