Pelican Point is a stunningly located 3 bedroom / 2 ½ bath, 3500 square-feet, waterfront villa with 180 degree ocean views and situated on 1.09 acre of tropical gardens and located close to Seatons village at Parsons Maul. Calm, clear waters abound and the area is fully protected by coral reefs. These tropical ocean waters are a paradise for enjoying boating, swimming, kayaking, fishing, and snorkelling.

The Villa is approached through a gate and driveway to the parking area and double car port. A pathway leads through the beautifully landscaped tropical gardens to the main entrance. The front door opens onto a hallway with archways leading through to an instant view towards the azure waters through the adjacent spacious lounge and dining room.

To one side is the open plan kitchen, and the fabulous outdoor covered terrace with outside dining and seating areas perfect for entertaining, with stunning views over the lagoon and to the open sea beyond the mangroves. This is a beautiful terrace overlooking one of the most important protected marine life areas in Antigua and providing magnificent views of the sunrise.

The kitchen is fully equipped with a large stainless-steel double door fridge and freezer, expansive work surfaces and central island, dishwasher, eye level oven, microwave and a large gas hob. Double doors lead out to the terrace. Adjacent there is a large pantry with great cupboard space and a further prep sink and door to the outdoor shady bbq area.

Down the hallway from the kitchen is the guest cloakroom, access to the open plan living area, study, and stairs to the lower floor. The master bedroom and bathroom are also to be found on this level boasting a king size bed and a generous walk in closet and ensuite bathroom with double vanity, and complete with its own turret above the shower room. Doors lead out onto a balcony great for lazing away some well-deserved chilling time and overlooking the azure waters.

Stairs lead down from the hallway to the second and third bedrooms with a shared bathroom and a large walk in storage space. All three bedrooms are chilled by the ever present tradewinds and assisted by ceiling fans. Both of these spacious double bedrooms on the lower floor have access to a shared shady terrace, perfect for whiling away some reading time. On this level there is also a large unfinished space ideal for creating a small guest apartment.

There is a backup generator, and large freshwater cistern. There is parking for several vehicles as well as a large storeroom, currently used by the present owners as a fully equipped carpentry workshop.

Turtles, pelicans, stingrays and flying fish can be seen from the house with frigate birds, egrets and even ospreys soaring overhead. Hummingbirds are frequent visitors to the tropical gardens, with palms and bougainvillea which extend to all sides. The tropical gardens extend to the sea via and easy footpath, giving access to and from the water, with potential to install a private dock and providing a base for any keen fishermen.

Two of Antigua's larger hotels are at Long Bay and some of the top tourist attractions are in this part of the island, including, Paddles, Stingray City, Betty's Hope and Devil's Bridge. Pelican Point is some 20 minutes by car from Nelson's Dockyard, English Harbour, Falmouth Harbour, the airport and the capital city of St John.
