Description

Casa Jacobina is nestled in the heart of the medieval quarter of Civita Falconara in Arpino, a beautiful historic hilltop town, 90 minutes from Rome.

This very spacious 340 sq.mt. property represents a wonderful opportunity to buy a large and versatile centuries-old home in the historic centre of an important cultural town.

Casa Jacobina has three entrances from two different streets. The main entrance leads into an entrance room. On this level, there is a large winter sitting room with a cosy wooden ceiling, a guest toilet, and two bedrooms with ensuite bathrooms. The next level has the main sitting room, with a painted ceiling, another guest toilet, the master bedroom (with painted ceiling and ensuite bathroom), a large kitchen and family dining room, and a smaller formal dining room. The top floor is currently laid out with two more bedrooms and bathrooms, and another small kitchen; however there is the possibility of opening up two of the rooms to have both a covered terrace with a spectacular view across the valley and an open rooftop terrace.

On the same level as the winter sitting room (reference above), there is another very large room, and opening off it a smaller room with an antique fireplace and the second street entrance. There are two floors below this - the bottom one opens onto a lower street and us currently used as a cantina (cellar), the upper one is currently one very large room. There are a number of possibilities for this area - a second apartment, rental units, home cinema, gym, hobby rooms, art gallery, etc.

The property requires work on the floors and windows, a fixtures and systems overhaul, and repainting (and possibly in some areas re-plastering). It is, however, solid and safe from a structural point of view. However the numerous antique features can be retained and enhanced during this work including the ceiling frescoes, the original terracotta floor tiles, the ancient wood and vaulted stone in the ceilings, the fireplaces, etc.

Occupied since pre-Roman times, much of Civita Falconara dates back to the medieval period. Traces of the original Volscian settlement can be found at the base of the walls. And the decoration of the grandest buildings owes much to the great wealth of Arpino during the 1800s.
But the winding alleyways, and the stone buildings climbing one above the other up the hillside are mostly medieval in character.

Casa Jacobina, a centuries-old stone home, is in the centre of this quarter, with charming views of the narrow little cobbled streets and a vista from the top floor straight out across the valley, while being only minutes' walk from Arpino's main piazza. This home thus combines a charming historic location with immediate access to enjoy all of Arpino's excellent cafés, bars, restaurants, shops and services.

Arpino benefits from excellent road access with much on-street free public parking. Arpino benefits from excellent road access with much on-street free public parking. The centre of Rome and Rome's main airport (Fiumicino) are only a 90 minute drive and Rome's second airport (Ciampino) is less than an hour away.

ARPINO AND THE CIOCIARIA

Arpino is one of the major medieval hilltop towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
