Tuscan villa with additional cottage, set in beautiful park-like gardens with fabulous views, in one of the prime villages of central Tuscany.

The main villa (165 sqm) is set over two floors.

Entering the house you arrive into the rustic kitchen, which is well-equipped and has the great addition of a fully functional wood fired pizza oven. This flows onto the dining area, with a large open open feature fireplace and through to the sitting room.

The sitting room has two impressive arched windows overlooking the beautiful gardens, with double doors which lead onto a lovely ground level terrace, a perfectly private spot. A few steps lead down to the lawned garden.

Upstairs are two bedrooms and a bathroom with access to two good size terraces to enjoy the view in peace.

A stunning feature of the villa is the large portico area (41 sqm) which has ample room for a large dining table and additionally, space for comfortable sofas and chairs. This is ideal for entertaining and during the summer months it is easy to while away the day here.

Additionally, there is a two bedroomed cottage in the grounds, of 61 sqm, with accommodation on one level. There is a lovely open kitchen, dining, living area with huge picture window, and two bedrooms and a bathroom. There is recently fitted air conditioning. A patio offers an outdoor dining area.

There are terracotta floors, arches and wooden beams throughout.

The grounds are particularly special, and are extensive, covering 17,000 sqm. The house is in a beautiful natural setting, with lawned area, olive grove (70 olive trees), fruit trees, lawns and woodland. There is a pretty lake in the grounds.The garden area benefits from an irrigation system. The views are impressive over the rolling Tuscan hills.

There is an excellent local restaurant, bar, post office and shop in the village.

The lovely town of Lajatico, birth place of the tenor Andrea Boccelli is set in breathtaking countryside. The natural contours of the land have been used to create the Teatro del Silenzio where the singer holds a concert in July every year together with other internationally famous singers. This open air theatre, il Teatro del Silenzio, was built especially to host this annual event and hence its name. The quintessential Tuscan countryside around Lajatico offers superb views and beautifully restored properties.
