It sounds obvious, but it's the most important thing to consider before you start looking for your new home. Mortgage lending is currently tighter than ever and lenders are taking even closer looks at your financial standing.
It pays to have things agreed, at least in principle, and to know the parameters you are working within.
Why register with us?
If you're looking for a property in the Radlett and surrounding areas, we highly recommend you register your requirements with us. Often a property will not be publicly advertised for a number of weeks and by registering with us, you will be made aware of and, potentially, be able to view properties before the rest of the market. Searching for a property
We all have our dream house in mind but, unfortunately for most, it's unlikely to become a reality. We do, however, know what we need from our home as far as size and location are concerned and it's important to consider those things that are must haves and those that are desirable but not essential. Invariably there will be an element of compromise.
Try and list exactly what you need from a property. Do you want to be closer to work or to family and friends? Do you need additional space to work? Also, importantly, how might your circumstances change in future.

What makes a successful viewing?
In a word: honesty! Be totally open with us, if you like the property tell us, of course, and if you don't tell us why. Your feedback will allow us to better gauge your needs and find you something suitable.
Try to prepare for the viewing in advance, do your homework and then we'll tell you all we can about the house itself. If we don't know the answer we will find it for you.
Bear in mind that you're looking at the house itself and not necessarily the current décor, for instance. It can be quite easy to fixate on how things look in their current state but don't forget that you'll be making the property your own, and are likely to be living there for many years.
Making an offer
Once you have found a property and think it could be your future home, it could be time to make an offer. We will need to take as much detail as we can about your present situation, current property, mortgage, deposit so that we can present your offer accurately to the vendor.
There may then be a period of negotiation and we will keep you informed every step of the way. Hopefully, the sale will be agreed, at which point it goes into solicitors hands. We work with and liaise with all parties to, hopefully, bring it to a conclusion- exchange of contracts, when the sale becomes legally binding and then completion when you move in!
