If you’re looking to buy property overseas and have settled on the wonderful Mediterranean Island of Cyprus – congratulations! You’ve made a great choice. Cyprus enjoys an average of 326 days of sun, compared to a measly 126 in London and 152 in Paris.

Cyprus is a popular country for relocation as lots of locals and habitants speak English, which is great news for western Europeans.  If it’s the sun, beach and sand that calls you to Cyprus, hear this – there are an astonishing 49 Blue Flag beaches in Cyprus. That means 49 of the island’s beaches meet the highest requirements for hygiene, accessibility, lifeguarding and sustainability.

There’s also plenty to do in Cyprus for families, couples and retirees. The Mediterranean culture has many key dates when Cypriots come together to celebrate their culture. One to note is Limassol Carnival, the liveliest carnival in the country that lasts a whole week!

Now you’ve settled on Cyprus, do you know where to go from here? If not, don’t worry – we’ve got you covered with a in-depth guide to the four most popular areas for property in Cyprus.

Paphos

Paphos made world headlines a few years ago when it was awarded 2017’s European City of Culture award. From this, the city benefited from more than €25 million-worth of upgrades – particularly on the town’s infrastructure as well as public spaces, the old shopping centre and roads. This made the area much more popular and ever since, it’s been a top destination for property and rental appeal.

There are two distinct halves to Paphos. First. There is Old Paphos, or Paleo Paphos as locals call it, which lies in the hills and is less touristy, and then there’s Kato Paphos. This is the more typical tourist centre you imagine, with a range of amenities along the harbour and beachfront.

Kato Paphos is home to lots of residential resorts – perfect for those shopping for a holiday home with lock-up-and-leave appeal. The area is safe, and all essential amenities are within walking distance, so you won’t even have to drive.

Paphos has its own airport too, which is just 20 minutes away by car, bus or taxi. Taxis and buses take the same amount of time, but the price differs by a minimum of €18. Taxis can cost as much as €35, and the bus is €2. It’s a no-brainer to me.

In 2021, holiday apartments were actually more popular in Paphos than traditional holiday homes. The average selling

Limassol

You’ll find Limassol on the Southern coast between Paphos and Larnaca. It’s the island’s second-largest urban centre, renowned for its multicultural architectural designs.

The city is split between new town and the old town and the Old Fisherman’s Harbour. Both of these latter areas serve as a reminder to the area’s historical past and sea trading.

Limassol is undoubtedly a family-friendly area. It’s a popular holiday town that’s a particular favourite with Brits and European expats. You’re never far from the big blue (the sea) and there are lots of outdoor activities, including watersports, for all ages to enjoy.

Property-wise, there’s a broad selection of properties for sale in Limassol, Cyprus. A quick browse reveals there are more apartments and condos available than typical houses, however, with them comes (typically) better views.

Modern high-rise apartments with two-to-three bedrooms have starting prices of €130,000, however there are some beautiful options on shared lots with communal facilities and maintenance included for €300,000.

Nicosia

If sunny, city life is more your thing, head to Cyprus’ capital city, Nicosia. It’s a cultural hub with Venetian walls surrounding the old town, a contemporary restaurant and bar scene, plus a perfect place for enjoying modern life in Cyprus.

Old Nicosia is home to the Cypriot government and the Presidential Palace, where the current President of the Cyprus Republic resides. It’s known as the historical side of the city, which features bastions on the walls, a moat beyond the Venetian city walls and the wonderful Gates of Venetian Nicosia.

New Nicosia is much more modern. There you’ll find branded shops, similar to most European high streets, as well as a collection of upmarket wine bars, restaurants and also, student bars.

Nicosia nightlife is lively and plentiful. The spirits are high at cafes, restaurants and bars, and the food offering is both traditional Cypriot and international foods.

Nicosia has much more of a city lifestyle than the other three places on this list, however, that’s not to say it’s without green spaces. Athalassa National Park has an expansive area of 8,400 hectares where you can embark on a nature trail or enjoy the greenery around the park’s central lake.

Property for sale in Nicosia is often split between villa-style houses on the outskirts of the city and apartments in the centre. Detached villas are available from €200,000 and you can really get your money’s worth out there. Apartments tend to be new builds, so come with more modern features, they have a starting price of €125,000.

Larnaca

Larnaca is a wonderful alternative to the above three areas as it has a much more relaxed way of life. People in Larnaca enjoy more traditional Cypriot influences, aren’t bothered too much by tourists, and properties are typically a little cheaper here.

The ancient monuments and palm tree-lined beach promenade are beautiful. The city is quite compact, but still has a lot to offer for overseas buyers who crave a life close to the sea.

Property for sale in Larnaca is varied. There are villas available, with their own land and pools. Larnaca houses in the residential districts for as little as €190,000 and there are apartments available from an astonishing €75,000. Prices increase for new-build properties which have been completed to higher standards.
