First-time buyers are often drawn to the potential of a house, rather than what they see in front of them when they first lay eyes on their new abode. But which alterations should be top of the well-informed homeowner’s list?

A recent survey by Topps Tiles compared the projects that people assumed would increase their new home’s value with the actual top five asking price boosters, and the results could prove a helpful tool to both driven property developers and those taking the first step onto the property ladder.

It seems that the majority of Brits were in the dark about the best places to get to work in their home: the fact that a loft conversion could add up to £20,876 to a house was overlooked in favour of a kitchen update which, despite adding as much as a comparatively lower £12,151, was wrongly viewed as the number one change to make.

Experts revealed that building an extension or conservatory was the second best move to make, although buyers will need to ensure they receive planning permission before going ahead with such a project. A new kitchen came in third, followed by new windows, while a new bathroom rounded off the top five. The potential for new windows to save homeowners money on heating makes them an appealing option, while a good kitchen and bathroom are what many people are drawn to when viewing a property.
