Our initial contact is usually at a pre-arranged appraisal appointment at the property in question. One of the senior members of the team will visit to inspect and with personal knowledge, comparable evidence, and experience advise upon anticipated attainable rent and marketing strategy. This advice will take into account market conditions and client timescales. At this meeting we will discuss legislation, necessary and/or desirable works to the property along with who will undertake them, and the structure of our business relationship with client.
In common with the industry as a whole we offer three basic level of service these being;

In all cases, upon instruction, we ensure that there is a valid energy performance certificate (EPC) for the property, take photographs, prepare marketing details and floorplans. Properties are uploaded to the internet to our own website www.tylers.net along with major portals such as rightmove.co.uk. Email mailings are promptly sent to our applicant database, and the drive to secure tenancy begins. As interested applicants come forward we arrange viewing appointments and accompany these in accordance with your instructions. We collate and report viewing feedback and negotiate offers on your behalf.
Having provisionally agreed terms between yourself and the proposed tenants we take up references including credit scores landlords, employers, and as appropriate guarantors and bank references. Upon completion of the referencing process and when you and we are satisfied to proceed, the appropriate tenancy agreement is executed and final preparations for the contract such as gas and electrical safety certificates, cleaning, maintenance and repair works, and finally the ingoing inventory are completed. The inventory and schedule of condition is a particularly detailed document containing in-depth description and photographs, it sets a standard and protects all parties to the agreement.
We take and hold the deposit from the tenants and protect this in line with legislation in the ARLA backed "dispute service" deposit protection scheme. We arrange the check in appointment and take the initial rent payment on your behalf.
At the check in appointment we take readings from gas and electric meters to enable us to transfer utility accounts, provide a file containing the relevant information to the tenants and supply them with a bottle of wine!
Where we are instructed to act on a letting and rent collection basis we will continue to demand, collect, and if necessary chase payments on your behalf. Payments are sent promptly to your nominated account by direct transfer and statements in electronic and paper format (unless instructed to the contrary) are sent. Where we are instructed on a rent collection basis you would remain the tenants primary point of contact.
Fully managed tenancies then become subject to a program of inspections on a quarterly basis commencing on the expiry of month one. Whilst we do not claim to be surveyors we do aim to draw your and/ or the tenants notice to issues requiring attention and oversee quotes to completion of any works. Outside of normal office hours your tenants will have access to an emergency telephone number enabling us to re-gain access and manage major issues such as leaks with minimal delay.
Rents are collected in the calendar months and sent promptly to your nominated account by direct transfer with statements in electronic and paper format as required sent to you.
