You can then decide whether to manage the property and collect the rent yourself or take advantage of our flexible Property Management service - offering complete peace of mind.

    To find the perfect tenant you need to give your property the maximum exposure. Our marketing services include: ·

    * Regular and prominent advertising in local publications read by prospective tenants.

    * Featuring your property details in our colour Lettings List throughout our 7 Thomas Merrifield offices in Oxfordshire.

    * A full property listing on our dedicated website

    * Your property will also be listed on www.rightmove.co.uk the UK's biggest property portal

    * Accompanied viewings with all tenants if required

    * Applicant screening and interviewing and negotiation of tenancy details

    Completing the process
    Once a suitable tenant is found we will ensure all the legal paperwork is produced including an Inventory. We will hold the deposit for you and register it with one of the UK's accredited schemes.
    End Of Tenancy
    Unlike many other Agents' Letting Only service's our involvement does not stop when the tenants move in. We carry out a checkout inspection at the end of the tenancy and with yours and the tenants input we will assess any deductions that need to be made. The checkout is often the most contentious issue so by employing us as your Agents we will take that stress away from you.

    Thomas Merrifield Lettings is a property rental agency with years of experience in matching properties with tenants to find the right home for your lifestyle and income. 
    We provide all types of rental accommodation in Oxford, Didcot, Abingdon, Wallingford, Kidlington, Bicester, Witney and the surrounding villages from 1-bedroom town centre apartments to large country houses. 
    All rental properties are displayed on Rightmove and our own website www.tmlettings.co.uk

    • Property updates If you wish to be kept updated on a regular basis simply register your details on the website and you will be emailed brief details when new instructions are placed on the site. 

    • Property Lists  Alternatively pop into one of our 7 prominently placed offices and ask for a list of available properties. 

    • Viewing the property If you wish to view a property either phone us or email us and we will arrange an appointment with you and accompany you to viewings. 

    • Tenancy Application When you are happy with your choice of property contact us and we will discuss start dates and how the tenancy process works. 

    • Referencing  Your tenancy application will pass through our referencing process, which will include employer, landlord, bank and credit checks.

    • NB: A guarantor may be required in certain cases if you do not meet the Referencing Agencys criteria.

    • Tenancy Offer  Assuming all goes well during referencing, you will receive a formal tenancy offer and Tenancy Agreement 
    • Tenancy signing We will then arrange an appointment with you to sign the agreement and pay over the first months rent and deposit.

    • Moving In  Finally, we will agree a time to meet at the property to go through the moving in process with you and to handover the keys to your new home.

    • SERVICE - Please remember that is not where our service ends - whether you are in one of our Managed Properties or Letting Only - we are always here to help.

    Simon Smith - Director
    Simon Smith has been with Thomas Merrifield for over 17 years and has successfully built the business up year on year with his Co-Director Nicolette O'Reilly. He has been involved within the property industry for over 20 years and over this time has built up an excellent knowledge of the Oxfordshire property market. Simon runs and oversees the Oxford office and has responsibility for the entire Client accounting.

    Simon Hedges - Lettings Manager
    Simon Hedges initially worked in Retail Banking before moving to Financial Services as a Financial Consultant and an IFA. He then chose a different career path as a Lettings Negotiator with an agency in Oxford where he worked for 5 years. He joined Thomas Merrifield in 2001 and is now the Lettings Manager for Oxford and North/West Oxfordshire.

    Gemma Collins
    Gemma initially worked in the Beauty and Retail industry for a total of 10 years. Choosing a new career path she joined the Thomas Merrifield Lettings team in 2010 and since then has been in charge of all Renewals in the Oxford branch. Gemma contributes to all aspects of the day to day running of the office, taking an active role in training new members of the Thomas Merrifield team.

    Courtney joined Thomas Merrifield Lettings in June 2015 as an Office Administrator in Oxford. She has increased her responsibility over time and now deals with tenancy applications, referencing and preparation of tenancy agreements. Since leaving school Courtney has worked in the retail industry and then a high pressured role involving the placing of care staff throughout Oxford. This background has given her excellent communication and customer service skills essential for the Letting industry.
