    • Why employ an agent?

    It may be that you will decide to let the property yourself. There are, however, a number of pitfalls you will likely encounter. Current legislation concerning the letting of residential properties is quite complex and constantly being updated and changed. A good agent will be aware of these changes and will be in a position to draw up the correct tenancy agreement with all the relevant clauses in-situ. They will also ensure the necessary notices are served, as and when required. They should also be aware of laws that can affect the letting of properties indirectly, such as the Data Protection Act.

    When problems or maintenance issues arise within the property, the agent will be able to deal with these whether in person or on the telephone.

    It is also important to employ an agent who is up to date with the latest fire and electrical regulations, gas safety requirements and deposit regulations, so you can be sure you are meeting all industry standards and abiding by the law.

    Julie Odhams-Good MARLA, Lettings Manager
    Julie joined Tamlyns in March 2015 having worked in various managerial positions in Bridgwater. She has over 14 years' experience in local professional practice dealing with property and block management, as well as commercial property. She is a full qualified member of the Association of Residential Letting Agents (ARLA). At Tamlyns she manages a portfolio of over 300 properties and is supported by Claudia Lilley, Alice Hale and Helen Newman. Outside of work Julie is very family orientated - she has two sons, has been married to Paul for 25 years and has a large extended family network.

    Claudia Lilley, Assistant Manager
    Claudia has been part of the Tamlyns team for 4 years and has a wide knowledge of all aspects of lettings and property management. She completed her ARLA qualifications in 2017 which has broadened her understanding of the strict legislation and recommendations surrounding property which she is able to pass on to her clients. Having lived in Bridgwater her whole life, Claudia has a brilliant knowledge of the local area, its local companies and contractors. When not at work, Claudia enjoys spending time walking her dog.

    Helen Newman, Negotiator/Maintenance
    Helen has worked at Tamlyns since September 2017, having worked in estate agency for 3 years previously. Coming from an educational background, Helen brought many tranferrable skills into the role, including customer service, which is a core part of her role in maintenance. Helen has lived in Bridgwater for 17 years and grew up in Taunton, so she has a wide knowledge of the area. Helen enjoys the variety of her role as Lettings Negotiator and Maintenance, working with people from all walks of life and working as part of a team. When not at work she enjoys long walks, gardening and cryptic crosswords.

    Lorraine Broad, Negotiator/Administrator
    Lorraine recently joined Tamlyns as Lettings Negotiator/Administrator having worked with a previous agent in Bridgwater for several years. She has approximately 20 years' experience in lettings/estate agency and has always been described as a 'peoples person'. Lorraine has lived in a Village outside of Bridgwater for most of her life. Outside of work Lorraine is very family orientated and has two children, a husband and a puppy Pug called Milo who take up most of her time! She enjoys walking, socialising with friends and holidays, especially cruises.
