    Buying at Auction

    • Viewings: there are typically 10-12 open house viewings for every property before the auction
    • Legal Packs: each Lot will have one prepared by the sellers solicitor and it will be available before the auction to download
    • Solicitors: it is advisable to ask your solicitor to read the legal pack before coming to bid at auction
    • Finance: auctions are not for cash buyers only but if you do require finance or a mortgage, it is best to arrange this as early as possible to avoid delays if you are successful
    • Pre-Auction Offers: some clients may consider offers prior to the auction but the buyer must be prepared to exchange contracts as per the legal pack prior to the auction date
    • Telephone/Proxy Bidding: If you can't make the auction in person you are still able to bid on the telephone or by proxy which is where the auctioneer will bid on your behalf up to your maximum figure if required. We would require the same documentation as we would for you to bid on auction night as stated below
    • Auction night: you MUST bring 1 proof of ID (passport/driving license) AND 1 proof of address (utility bill/bank statement) plus your cheque book in order to register to bid on the auction night
    • Winning Bidder: if you are the successful bidder, you will then be asked to sign the auction contract with a member of Strakers and pay a 10% deposit and a buyers fee of £600 including VAT on any Lots purchased at or below £99,999 or £1,200 including VAT on any Lots Purchased £100,000 or below
    • Under Bidder: if you are unsuccessful at the auction there will be no charge for simply bidding

    Charlie joined the company back in 2004 as a trainee and has worked his way up to the giddy heights of auctioneer and director. Charlie is a keen sportsman and still enjoys playing cricket and running on a regular basis but now spends most of his spare time driving and watching his children's sporting activities.

    Lizzie joined Strakers in 2006 and in the main has worked as a negotiator in our thriving Chippenham office, gaining some valuable experience in some of Strakers other residential offices and departments along the way. Lizzie joined our expanding auction department in 2017 where she handles the majority of the administrative duties to include dealing with solicitors, boards and EPC's. Outside of work, Lizzie has a vibrant family life with twin daughters to keep her on her toes. When she finally gets some peace and quiet, she loves nothing better than a box set.

      I would say we were surprised that we were updated and consulted as well as we were, so often people say these things but they are not forthcoming. 

      As this is often a service required out of need rather than choice it came as a bounus to have been made to feel if not "happy" about having to sell our late parents house, then reassured and somewhat comforted by our treatment, which was made easier than it might otherwise have been.
